On the week ending April 25, 2026, 207 apartment sales were recorded in Manhattan. This marks a small week over week increase in the number of sales, though fewer sales closed for over $3.9 million in the same time frame. Three of the week's five highest-priced sales were in buildings designed by Robert A.M. Stern Architects (RAMSA), and the week was marked by a number of sales in high-profile buildings and linked to public figures.

15 Central Park West home to week's highest-priced sale and one of the largest profits

For the second week in a row, the RASMA-designed 15 Central Park West was home to the highest-priced sale of the week. Residence #27D, a four-bedroom with triple exposures and direct views of Central Park, closed for $21.95 million. The buyer, who made the purchase with a trust, will be the second owner. Carrie Chiang of Corcoran Group represented the seller, who bought it from the sponsor for $8.88 million in December 2007 and netted a profit of nearly 150 percent.
Architecture critic Carter Horsley describes 15 Central Park West as "the city’s most desirable residential address in terms of amenities, location and views." Indeed, many apartments enjoy direct views of Central Park directly across the street, and the building is located in close proximity to Lincoln Center, Carnegie Hall, Michelin-starred dining, and luxury retail. Residential amenities include a fitness center with skylit lap pool, a screening room, and a private restaurant.

As of late April 2026, there is only one public availability in the building. Residence #16/17B, a duplex penthouse in the House portion of the building, was recently listed for $45 million. Grammy Award-winning musician Sting and his wife, actress Trudie Styler, bought it from the sponsor for $27 million in 2007 and customized it with interiors by Lee Mindel of SheltonMindel. Notable features include a double-sided spiral gas fireplace inspired by the Fibonacci spiral and two sculptural spiral staircases. The celebrity couple sold it for $50 million in October 2017, but the New York Post notes that they never moved in and that these custom touches remain intact.

Fashionably elite residences sell ahead of Met Gala

The week's top sponsor sale took place at The Surrey Residences, the condo component of The Surrey, a Corinthia Hotel. Penthouse #2 closed for nearly $19.4 million in the week's second-highest sale overall. At $6,787 per square foot, this is the most expensive sale per square foot in the building to date. One of only two units on its floor, the penthouse features a 25-foot corner Great Room, a separate eat-in kitchen, and three bedrooms with en suite baths.
With this sale, the residential component of The Surrey is over 90% sold. The one unsold unit is Penthouse #1, a duplex penthouse with four bedrooms, four full baths, three powder rooms, 5,195 interior square feet, and a total of 2,317 square feet of private outdoor space across three private terraces; it was last asking $50 million.

The sale was recorded shortly before the Met Gala on Monday, May 4, a time when celebrities make the most of the hotel's proximity to the Metropolitan Museum of Art ("The Met") to stay at the hotel and get ready for the fundraiser to benefit The Met's Costume Institute. This year's spring exhibition will be Costume Art, which will explore the centrality of the dressed body in art and pair contemporary and historic garments with paintings, sculptures, and other art from The Met's extensive collection, on view starting May 10. The gala's dress code will be "Fashion is Art," and invites guests to express their own relationships to fashion as an embodied art form. The final guest list is a closely guarded secret, but Beyonce, Nicole Kidman, and Venus Williams are serving as co-chairs alongside lead chair Anna Wintour.

The Met Gala is now held on the first Monday of May, but the inaugural Costume Institute Benefit (as it is formally known) was held at the Waldorf Astoria hotel in December 1948. Coincidentally, two sales were recorded at Waldorf Astoria Residences New York, the recently created condo component of the luxury hotel, last week. Not only will the buyers have access to an extensive package of exclusive amenities (including a lavish Stage & Screen Theater; seen above), but they will enjoy access to amenities and perks in the world-famous hotel, which has been featured in such films as The Great Gatsby (1974), Scent of a Woman, Coming to America, Maid in Manhattan, and The Devil Wears Prada 2 (in theaters May 1).


Celebrity purchases and sales

829 Park Avenue, Upper East Side The Raleigh (Brown Harris Stevens)
Public records list Academy Award-winning actress Julianne Moore and her husband, writer/director Bart Freundlich, as the sellers of a studio apartment at 20 Bethune Street. Residence #5A sold for $550K, slightly below the last ask but nearly $200K more than the $365K Mr. Freundlich paid for it in May 2006 (per public records). The sale was recorded nearly five years after the couple sold their West Village townhouse in August 2021, and less than a year after Ms. Moore floated the possibility of leaving the United States for the United Kingdom in an interview with InStyle.
Additionally, public records list fashion designer Veronica Beard as the buyer of a $3.75 million, three-bedroom apartment at The Raleigh on Park Avenue. The prewar building designed by Pickering & Walker is distinguished by its two-wing design and light-colored brick facade, and other notable residents have included celebrity hairstylist Frederic Fekkai. There are currently two availabilities in the building starting at $2.75 million.

Biggest profits

Last week, approximately 64% of resale Manhattan apartments sold at a profit. The biggest gainers of the week included two apartments on 14th Street, a stretch that has become increasingly safer and quieter since Third through Ninth Avenues closed to car traffic and became a dedicated busway in 2019. More recently, the public planning process has begun for a redesign of 14th Street that will include upgraded and landscaped pedestrian space, new bike lanes, and upgraded bus stops from East River Park to Hudson River Park. A public workshop took place on March 25, and residents and visitors are invited to submit feedback here.
