The last week of February 2026 marked the return to a full business week following the federal holiday on Monday, February 16; however, the number of Manhattan residential sales recorded only slightly increased week-over-week, possibly the result of them having taken place during the extended cold spell that stretched from late January into February. However, a good number of luxury sales were recorded during this time, with the week's highest-priced sales showing an almost even split between prewar Upper East Side cooperatives and high-rise condominiums on Central Park West.

The highest-priced sale of the week was for Residence #1678A at 895 Park Avenue, which closed for $19.99 million. Public records show that the sellers, RWP Group chairman and CEO Robert Weisz and his wife Cristina bought the triplex apartment for $15 million from the estate of film producer Charles Evans, who worked on Academy Award-winning film Tootsie. They then embarked on a two-year renovation, of which Mr. Weisz told Mansion Global, "It’s a wonderful pre-war building but then the apartment is technically new." However, as their family started spending more time outside New York City, the couple listed the apartment.
In June 2009, shortly before the Weiszes bought Mr. Evans' apartment, Observer noted that the co-op board had turned down three prospective buyers. This transaction appears to have gone smoother; the triplex entered contract in October 2025 and the sale closed a few months later. The buyer made the purchase with a trust, but another high-profile figure would not be unexpected. Elsewhere in the building, composer Leonard Bernstein hosted a "radical chic" party, a fundraiser for the Black Panthers, at his penthouse in 1970. More recently, that penthouse sold for $24 million in October 2021.
At postwar cooperative 980 Fifth Avenue, Residence #24-25 closed for $14.8 million in the week's second-highest co-op sale and third-highest overall. The seller is listed as Theresa Sackler, philanthropist and widow of Mortimer Sackler, co-founder of Purdue Pharma. The building is located in close proximity to prominent museums like the Metropolitan Museum of Art and the Solomon R. Guggenheim Museum; both of which, incidentally, removed the Sackler name from exhibition spaces and education centers over Purdue's ties to the opioid crisis.
It is not known when the couple bought the four-bedroom duplex or how much they paid for it, but the listing notes that it is "available for the first time in several decades." Indeed, listing images show somewhat dated interiors and furnishings, but beautiful direct views of Central Park. The buyer made the purchase with an LLC.
Upper West Side condominiums accounted for four of the ten highest-priced sales of the past week. Chief among them was Residence #52W at 50 West 66th Street, which closed for $18.123 million in the week's top condo sale and second-highest overall. The three-bedroom home measures over 2,800 interior square feet and has a 139-square-foot private loggia overlooking Central Park, and came in slightly over ask.
On the last week of February 2026, multiple sales were also recorded at new development condominiums on Downtown's West Side. Two sales were recorded at The Cortland, bringing the Robert A.M. Stern Architects-designed condominium to nearly 95% sold; current availabilities range from a two-bedroom for $4.15 million to a four-bedroom penthouse for $44.95 million. Additionally, three sales were recorded at One High Line. Also of note, Penthouse #3A at One Domino Square closed for an even $7 million. At $3,313 per square foot, it now holds the record for the most expensive sale in Williamsburg by price per square foot. The half-floor penthouse is topped with a wraparound roof terrace, and interiors feature a spacious living area, a kitchen with center island and Gaggenau appliances, en suite baths in all three bedrooms, and a striking spiral staircase to connect both levels.
When the penthouse entered contract in February 2026, Jed Walentas, CEO of Two Trees Management (the property's developer), said in a statement that they expect One Domino Square to sell out this year (h/t 6sqft). It was Brooklyn's best selling building of 2025. Remaining availabilities range from a one-bedroom for $1.975 million to a three-bedroom penthouse for $5.95 million.

Last week, 65% of resale Manhattan apartments sold at a profit. These included Residence #B75 at Park Terrace Gardens in Inwood, which sold for $580K, netting a 132% profit more than 23 years after the sellers bought it in January 2003.
Park Terrace Gardens is located in the heart of a 2018 rezoning that called for 1,600 new affordable homes, waterfront parks, new cultural centers, and a new public library in Inwood.
