The Manhattan residential sales recorded by the NYC Department of Finance on the last week of August 2025 took place at the height of a traditionally sluggish sales season. This, along with a holiday weekend that possibly shortened the government office's work week, could likely explain the week-over-week slump in both the number of sales recorded and the aggregate dollar amount. However, high-priced sales in many of Manhattan's most in-demand buildings were logged during this time.

Manhattan Sales:

  • For the week ending August 28, 2025, nearly $216 million worth of transactions across 121 condo, condop, and cooperative deals were recorded
  • 57 condo sales came to an aggregate price of $128,173,721
  • Two condop sales came to an aggregate price of $1,580,000
  • 62 co-op sales came to an aggregate price of $86,223,570

At the Rafael Vinoly-designed 432 Park Avenue, Residence #52C sold for $14.65 million, well below the $16.8 million ask when it entered contract in June 2025. 432 Park Avenue was briefly the tallest residential building in the world when it opened; however, it has attracted more attention for lawsuits over alleged construction defects in recent years.

The seller initially sought $18 million for the two-bedroom unit and has ultimately taken a loss, having bought it from the sponsor for about $16.4 million in early 2016 (per public records). But it was the only sale over $10 million recorded last week and came to a little less than twice the price of the next-highest sale recorded last week.
The week's top Downtown sale was also the top co-op sale of the week. Residence #9E at prewar cooperative 43 Fifth Avenue closed for approximately $8.63 million, the week's second-highest overall. The apartment has four bedrooms, three full baths, and a star-studded history. The seller, identified as an LLC, bought the apartment from Academy Award-winning actress Holly Hunter for $7.6 million in 2014. Ms. Hunter bought the apartment from a trust linked to fellow Academy Award winner Julia Roberts (h/t Crain's New York Business). The buyer also has ties to Hollywood; Crain's identified them as an art dealer who consults with directors about the paintings that appear on film and television sets.

On the new development front, the top sale in a new construction condo was recorded at 96+Broadway. The three-bedroom Residence #20D closed for approximately $5.14 million, just shy of the top five sales of the week. The amenity-rich building on the corner of Broadway and West 96th Street is open for immediate occupancy and currently offering 12 months free common charges on contracts signed by December 31, 2025. Current public availabilities range from a one-bedroom for $1.85 million to a four-bedroom penthouse with private roof terrace for $9.5 million. Other new development condos with multiple sales recorded included 720 West End Avenue (located just west of 96+Broadway), Waldorf Astoria Residences New York, and The Greenwich by Rafael Vinoly.
