As August 2025 draws to a close, the New York City Department of Finance is starting to record Manhattan residential real estate sales that took place during a traditionally slow selling season. This likely accounts for the week-over-week dip in both the number of sales recorded and the aggregate dollar amount.
During this time, apartments in prewar buildings put on an especially strong showing, accounting for seven of the ten highest-priced closings of the week. Prewar design influences were also present among both the interiors and exteriors of some of the new development condos among the week's highest-priced closings.

However, a few weeks after an apartment at Billionaires' Row standard-bearer One57 had Manhattan's top sale, the building was back on top. Residence #51C, a four-bedroom overlooking Central Park, led the week's sales with a closing price of $14.95 million. Both parties conducted the transactions through LLCs, but public records show that the seller has taken a loss, having bought it for $17.75 million in December 2015.
The top Downtown sale took place at Tribeca book bindery turned luxury condominium 443 Greenwich Street. The three-bedroom Residence #5G sold for $13.3 million in the week's second-highest sale overall. The buyer made the purchase through a trust, but Crain's New York Business identified them as novelist/screenwriter Jonathan Tropper, whose credits include Apple TV+ show Your Friends & Neighbors and the film adaptation of his book This Is Where I Leave You.
The seller is listed as an LLC, and public records show that they bought the apartment for $8 million in June 2018. Another public figure would not be unexpected; the ultra-private building has emerged as a celebrity favorite, and Academy Award-nominated actor Jake Gyllenhaal recently sold an apartment on the same floor as Mr. Tropper's.

Additionally, four Upper East Side co-ops ranked among the top twenty sales of the week with two in the top five. The week's top co-op sale was for the penthouse at 953 Fifth Avenue, which sold for $12 million in the fourth-highest sale overall. A trust bought the triplex penthouse with three private terraces from model-turned-actress Lois Chiles, whose screen credits include roles in Moonraker, The Way We Were, and Broadcast News. It was initially listed for $18 million in March 2024, and entered contract with a $15 million ask in February 2025.
It was trailed by Residence #6/7 at 9 East 79th Street, which sold for $10.5 million in the week's second-highest co-op sale and fifth-highest overall. The sellers are New York City Police Commissioner Jessica Tisch and her husband, venture capitalist Dan Levine. It was listed for $13 million in March 2024, a time when Commissioner Tisch was chief of the NYC Sanitation Department, and entered contract with an asking price just under $12 million in May 2025. The couple bought the apartment for $8 million from Commissioner Tisch's parents, Loews CEO James Tisch and former Board of Regents chancellor Merryl Tisch, in April 2011.
Elsewhere on the Upper East Side, the saga of former New York City mayor Rudy Giuliani's apartment at The Fred Leighton Building has drawn to a close as the city recorded the sale. Residence #10W came in just under $5 million and just short of the twenty highest-priced sales of the week. It has been on and off the market at gradually lower price points since summer 2023, when the former mayor and disbarred lawyer listed it for $6.5 million.
