Many of us were counting down to this moment even if we didn’t know the exact date, and now it has come: New York City has entered Phase 1 of a four-part reopening plan. This allows non-essential construction, manufacturing, and curbside retail to resume business, and will bring as many as 400,000 people back to work. Things will not go right back to the way they were - face coverings will still be required, social distancing policies will still be in effect, and new cleaning policies and floor markings are in place in the subway (which is still closed from 1 a.m. to 5 a.m. for cleaning) - but it’s a start.

Each May, New York City holds the NYCxDesign Awards to celebrate the latest in design innovation and thinking. 2020 was the festival's fifth occurrence, but due to COVID-19, the exhibitions, installations, and events were held virtually.

Winners were announced on May 18 in a virtual ceremony hosted by Interior Design and ICFF. For the category of 'On the Boards: Commercial' the winner was Midtown Viaduct designed by DXA Studio.

Proposed for the densifying far west side area of Midtown Manhattan, DXA conceived of an elevated, multi-layered urban pathway that would connect pedestrians to the High Line, Hudson Yards, Moynihan Train Hall, and new public spaces without ever having to interact with vehicular traffic.

DXA's diaphanous steel structure references the interlaced steel plate-work of the High Line and the steel architecture of McKim Mead and White’s original Penn Station which was tragically demolished in 1963. The firm explains that the versatility of the latticework could receive a variety of finishes to adapt to different functions. The viaduct's main thoroughfare would utilize the 45-foot-wide sidewalk alongside Moynihan Station and a 35-foot median between 30th Street to ramp up pedestrians away from traffic. The resulting formation makes for an interlaced and dynamic public space for this rapidly emerging area of the city” according to DXA Studio Partner Wayne Norbeck.

Olshan's weekly luxury market report, covering contract signings of Manhattan residential properties listed for $4 million or more, shows that just four contracts were signed for the first week of June. They were two mint-condition condos in TriBeCa, a penthouse co-op on the Upper East Side, and a Beekman Place townhouse once home to CBS-founder William S. Paley.
The biggest contract-signing was Tribeca Summit's PHB which was last listed for $18.95M. Having just finished a three-year renovation, the home comes with 2,200 square feet of outdoor space and glistening views of the Lower Manhattan skyline. The buyer will be the first to live in the home according to the Corcoran listing.

The 29 Beekman Place townhouse originally hit the market in 2014 for $49.9 million and through a series of price reductions was most recently available for $11.45. Prior to the pandemic, Midtown South (the loosely defined area of lower Manhattan between 30th Street and Canal Street) has reaped the benefits of the city's growing tech sector spurring a boutique office building boom unseen in the area in decades. The most dramatic changes have occurred in western neighborhoods huddled along the Hudson River, from West Chelsea to Hudson Square. Sir David Adjaye designing new charter school on Mott Haven waterfront

As the Mott Haven section of the Bronx begins to transition from a manufacturing neighborhood to a residential one, new housing alone will not be enough to entice new residents. To that end, the long-vacant Ruppert Ice House will be converted to a K-12 "DREAM" charter school with all levels renovated to include a rooftop recreational space, a library hall, and specialty classrooms like a dance room, art room, and graphic design lab.

MADDD Equities is at the helm, and Sir David Adjaye will design the space. Mr. Adjaye's other New York works include 130 William, a soon-to-finish luxury condominium with availabilities from $1.4 million, and Sugar Hill, a mixed-use Harlem development featuring affordable housing and the Sugar Hill Children's Museum of Art and Storytelling.

BRP Companies prepares to bring cutting-edge skyscraper to Jamaica, Queens

New York-based developer BRP Companies is hard at work on Archer Towers, a new Jamaica multi-family project to contain 424 market-rate residences and 181 mixed-income units. Multi-Housing News reports that existing buildings have already been demolished to make way for what renderings indicate will be an edgy new skyscraper, and construction will begin immediately after financing is secured.

Residential amenities will include attended parking, bike room, lounge, children's playroom, pet spa, screening room, yoga studio, golf simulator, pickleball and basketball courts, landscaped rear yard, and roof deck. It is located a few blocks down the street from The Crossing at Jamaica Station, another BRP-developed venture and one that held an affordable housing lottery last winter.
