When seeing an especially low-priced New York City listing, the first question savvy buyers ask is, “What’s the catch?” Is it haunted? Does it need a lot of work? Does the low sticker price belie exorbitant monthly fees? The last point is sometimes the case in the city’s land-lease buildings. In sharp contrast to buildings where the land is owned by the developers and monthly fees tend to creep up slowly but surely over time, fees in land-lease buildings tend to skyrocket as the lease nears expiration or when the building has a “reset-to-market” clause.
This can lead to owners scrambling to get rid of the apartments so as not to be saddled with staggering monthly fees, which sometimes leads to jaw-droppingly low prices. Exempli gratia: A four-bedroom penthouse with a massive private terrace at The Excelsior recently had its price reduced to $3.65 million, a figure all but unheard of for a Billionaires’ Row penthouse. However, this building is notorious for its low sticker prices and high monthlies; a closer look at the listing shows monthly fees of over $16,000. Further uptown, a massive Carnegie Hill three-bedroom is down to $500,000 but with monthly fees of over $12,000.
