Features

In many real estate listings, the phrases "motivated seller" and "priced to sell" are sometimes included to make an apartment stand out and attract more buyers. Some would think the terms are interchangeable, but that is not the case.

When a home is described as "priced to sell," this means it is listed for under the comparable price for similar properties. Those living in a market where homes are in high demand, like New York City, embrace this strategy because they feel confident that it will attract attention, lead to multiple offers, and potentially be bid up. Homeownering points out that this works best in a hot market; in a slower market, homes may sell faster, but at a lower price.

"Motivated sellers" are described as those willing to sell their property at a reduced price and/or include concessions (think paying a year of common charges or parking fees). In cases like this, The Balance advises buyers to learn exactly what is behind the seller's eagerness to offload the property before making an offer - some might be eager to move to another location, others may be facing higher costs than expected, and still others could have homes in poor condition.
