If anyone needed further evidence that Tribeca has gone from an empty industrial neighborhood to one of Manhattan's most coveted, last week's top sales would confirm it with three of the top five taking place there. Leading the charge was the Pinnacle Penthouse at The Woolworth Tower Residences, which sold for $30,000,000 – a dramatic discount from its original listing price of $110,000,000, but nevertheless the top sale of the past week. The penthouse was sold in unfinished white box condition to Masterworks executive Scott Lynn, who will likely customize it to make the most of his art collection – when The Wall Street Journal announced the sale, it noted that his collection has included pieces by Jackson Pollock and Willem de Kooning.
The Pinnacle Penthouse is located in the residential conversion of a formerly commercial building, as was the second-highest sale: At 67 Vestry Street, a warehouse turned artists' studio turned 13-unit condominium, Residence #8 closed for $22,100,000. As per the building's offering plan, the full-floor apartment has six bedrooms, five and a half baths, and 5,794 interior square feet. The buyer conducted the transaction through an LLC, as did all parties in the third-highest sale: Residence #44W at 56 Leonard Street, a four-bedroom, four and a half-bedroom condo, sold for $14,600,000.
The top sale outside Tribeca and fourth-highest overall took place at Madison Square Park Tower, where Residence #52AB sold for $14,500,000. Public records identify the buyer of the high-floor four-bedroom as executive Daniel Glaser.

While the Madison Square Park Tower apartment closed for $3 million below when it entered contract in July 2023, the fifth-highest sale came in above ask at $11,534,475. Residence #34A at 200 East 83rd Street, a five-bedroom, five and a half-bath, 3,339-square-foot condo, was originally listed for $11,500,000.
