While amenity-rich rentals may have put Long Island City on many New Yorkers' radars, a condo building boomlet shows no signs of slowing down. The latest entrant, Noble LIC, has taken shape at 27-09 40th Avenue on the cusp of Long Island City, Astoria, and Dutch Kills. A site visit earlier this spring saw exterior construction winding down, the oversized windows and private balconies in every unit already evident. More recently, sales have launched on the apartments inside.
An offering plan accepted in March 2024 listed a $44,994,000 sellout price. To that end, the first round of public availabilities starts at $675K for studios, $775K for one-bedrooms, and $1.16 million for two-bedrooms, all of which feature interiors by Porcelanosa and private balconies. The nine-unit Terraces Collection on the second and third floors will offer larger outdoor spaces ranging from 156-square-foot balconies to 1,796-square-foot terraces; however, none of these listings are on the market yet. Completion is estimated for the end of 2024.

The design by the Astoria-based HCN Architects features a light gray brick facade on top of a sleek commercial component with floor-to-ceiling windows. Starting on the second floor, all residences will be accessible through Latch keyless entry, and interiors will feature floor-to-ceiling windows, wide-plank floors, and neutral palettes. Kitchens will come equipped with integrated Bertazzoni appliances. Bedrooms will enjoy oversized windows and generous closet space. Baths will feature radiant heated floors, Porcelanosa tiles, custom chrome fixtures, and tub/shower combinations. Two-bedroom units will also include full-height pantries and dining peninsulas with porcelain waterfall countertops in the kitchen, as well as luxurious primary baths with glass-enclosed stall showers.
Noble LIC owners will arrive to a contemporary lobby that sets the tone for the rest of the building, and the apartments' emphasis on indoor/outdoor living carries over to the amenities. The fitness center is outfitted with state-of-the-art equipment and opens up to a 997-square-foot workout terrace. The glass-enclosed lounge has a Porcelanosa catering kitchen and smart screen that works for professional presentations and evening entertaining alike. A 4,200-square-foot landscaped roof deck offers grilling stations and panoramic views of the Manhattan skyline. Additional conveniences include a pet washing station, a bike room, and on-site parking for rent.
Noble LIC's amenity package does not include a rock-climbing wall, but a Brooklyn Boulders outpost is a short distance away. It is also close to popular dining and about a mile from the Museum of the Moving Image. Transportation options include the 39th Avenue N/W, Queens Plaza E/M/R, and 21st Street-Queensbridge F trains.
