Last week, the Manhattan residential market saw more sale listings leave than entering, causing inventory to continue its downward slide. Today, there are 6,221 condo, co-op, condop, and townhouse listings being marketed on the island, down 34% from the 9,442 availabilies at this same point last year.
For the first full week of December 2021, 276 sale listings debuted on the island while 290 fell into contract. Furthermore, 314 closed deals were recorded by the city. As the city's prospects have greatly improved since last December, developers have unloaded higher-priced condo units on the market, and several sponsors have ratcheted up prices in hot neighborhoods.

The median asking price for a Manhattan condo is up 20% year-over-year, jumping from $1.995M in December 2020 to $2.384M today. However, median co-op asking prices have been flat despite co-op inventory plummeting 36% Y-O-Y. Co-op prices are up marginally from $895K last December to $898K today.

The priciest unit to list this past week was a five-bedroom aerie encompassing the entire 123rd-story (not floor) of Central Park Tower. With its exclusive sky-high Central Park Club and breathtaking views in all directions, condos at Central Park Tower are a slight bargain compared to those offered next door at 220 Central Park South. Residence #123 spans more than 7,000 square feet, penciling out to $9,295 per square foot. For comparison, more than a dozen perches in 220 Central Park South have eclipsed the $10,000 a foot mark. The listing also provides new looks at the building's highly-crafted amenity spaces and apartment finishes.
476 Broadway Bethenny's listed SoHo apartment (Douglas Elliman)
Other noteworthy spreads to hit the market include Bethenny Frankel's SoHo loft at 476 Broadway. According to the New York Post, the former “Real Housewives of New York” star actively marketed the home in spring but delisted it after six months without any offers. Our records show Ms. Frankel purchased the home in January 2017 for $4.2 million, a steep 19% discount from its original asking price. The 4-bed, 4,000 square foot loft features a key-locked elevator entrance, 11-foot ceilings, and a customized walk-in closet, and a beauty room.
Another incredible offering to debut last week was a timeless three-bedroom co-op spanning the entire floor of The Pulitzer Mansion. Its Italian Renaissance-styled building was designed by Stanford White of McKim, Meade, and White and finished in 1903. As you'd assume, it was designed for Joseph Pulitzer, the famous publisher of The St. Louis Post-Dispatch, and then The New York World is known for his namesake prize that awards American achievements in newspaper, magazine, online journalism, literature, and musical composition. Pulitzer was also instrumental in raising funds for the pedestal of the Statue of Liberty and the founding of the School of Journalism at Columbia University.

White's design was largely based on the 17th-century Venetian palaces of Palazzo Pesaro and the Palazzo Rezzonico, both designed by Baldassare Longhena. The landmarked house is one city's few surviving grand Gilded Age mansions, as many other massive homes were replaced by apartment houses. Pulitzer died after living in the mansion for only eight years. In the 1930s, the home was leased to leading real estate developer Henry Mandel with plans to replace it with an apartment building. Thanks to the Great Depression, the building was converted into apartments that would retain the façade and many of its lavish interiors. After other development prospects for the site fell through, the building was converted into a co-op in 1952.
According to the listing, Residence #3AC is the largest and only full-floor apartment in the building and features "fifteen-foot ceilings, magical views & light, stunning decor & exquisite architectural details throughout."
