Some New York neighborhood portmanteaux easily enter the local lexicon (think Soho and Tribeca) while others fall flat (who knows, without Googling, which neighborhoods comprise BoCoCa?). However, NoMad has spent the past few years blossoming firmly into the first camp. What was once a no-man's-land between Gramercy, the Flatiron District, Chelsea, and Murray Hill has emerged as a destination in its own right with high-end boutiques, hip hotels, new office space, and a robust dining scene. The NoMad Piazza was one of the earliest and most popular open streets to be established during the pandemic, and remains a popular outdoor destination today.

But for all the new development that has sprung up in recent years, it is important to note that part of what we now know as NoMad is located in the Madison Square North Historic District. Because of that, TRA Studio had to appear before the Landmarks Preservation Commission ("Landmarks") to obtain permission to restore 251 Fifth Avenue, a Queen Anne-style French flats building dating back to 1872, and replace 253 Fifth Avenue with a new 19-story mixed-use building with residential units starting on the fourth floor.
Landmarks was largely supportive of the approach to restoring 251 Fifth Avenue, and deemed the demolition of 253 Fifth Avenue to be appropriate. However, an early rendering of 253 Fifth Avenue showed a small cantilever over the historic building; this generated much objection at a Landmarks hearing earlier this spring. The new proposal eliminated the cantilever and moved the mass away from the restored building’s front facade and turret. It also depicted a wall with a large dormer similar to others on this stretch of Fifth Avenue, as well as a window grid that follows the spirit of 251 Fifth Avenue. Landmarks approved the new proposal at the beginning of August.

As this project still requires a variance from City Planning, it is required to go through the ULURP process and obtain approval from the community board before construction can begin; if all goes as hoped, this could be in about two years. In the meantime, NoMad has emerged as a highly livable and desirable residential area. A Whole Foods supermarket opened at 63 Madison Avenue earlier this summer, and the central location and multiple transportation options that help bring in so many visitors have also proven attractive to buyers: A recent CityRealty market report found that Madison House was among the best-selling buildings of the second quarter of 2022.
