Not only was the highest-priced contract from the week of August 28 - September 3, 2023 the most expensive of the week, but it is the highest priced of the year to date: Residence #79, a full-floor apartment at the Rafael Viñoly-designed 432 Park Avenue, entered contract with an asking price of $92,000,000, down from $135,000,000 when it was listed in September 2021. The white box apartment received a custom transformation by Japanese architect Hiroshi Sugimoto, and features include a custom tea room, bonsai trees, cedar shutters over the windows, and custom mechanicals and materials throughout.

The price includes the apartment, the built-in furniture and art installations, two storage units, and two adjacent studio apartments on a lower floor. When The Wall Street Journal broke the news, it identified the seller as Mitch Julis of hedge fund Canyon Capital Advisors; Olshan Realty's market report noted that he paid $59,144,362 in May 2016.

432 Park Avenue had the top contract by an extremely comfortable margin. The second-highest contract, a four-bedroom penthouse at the top of The Roebling Building in Tribeca, was asking $18,295,000. Located in an industrial warehouse turned boutique condominium, features include private elevator access, whole-house smart home automation, a state-of-the-art kitchen, and approximately 2,500 square feet of private outdoor space that includes a private rooftop infinity pool. It was trailed by another Tribeca condo; Residence #61EAST at skyline standout 111 Murray Street, a three-bedroom unit asking $10,500,000.
The top co-op contract and fourth-highest overall was for Residence #11B at 101 Central Park West, which was asking $8,985,000. This apartment in a Schwartz & Gross-designed prewar building has been updated with central air conditioning, state-of-the-art kitchen appliances, and a home office, but there was no improving on over 60 feet of Central Park frontage. Neither the buyer nor seller was identified, but former ABC World News Tonight anchor Peter Jennings lived in the building, and his apartment entered contract earlier this spring about a month after his widow listed it.
