For the first week of November 2020, there were 204 market-rate apartment sales recorded in Manhattan totaling to $319,657,723 in condo, co-op, and condop deals. Partly thanks to another blockbuster deal at 220 Central Park South, this past week marked the highest aggregate total since the first week of August and the highest number of closing since the onset of the pandemic lockdown in mid-March. Seventy-eight condo sales were recorded, closing at a median of $1.479M or 1,431 per square foot. As for co-ops, 124 apartments closed penciling out to a median of $748,500. The top deal came in from 220 Central Park South which has frequesntly topped the sales chart over the past two years. The Robert A.M. Stern-designed skyscraper returns for the first time in over a month with a four-bedroom villa residence closing for $40 million, or $10,111 per square foot. This is the 13th condo to ever sell for over $10,000 per square foot in New York City, and startingly, ten of these have come in from 220 Central Park South.

Indeed, it was a good week for apartments on New York's West Side, with all of the top five residential sales taking place west of Fifth Avenue. The majority of the top sales were glittering new condos, and the one co-op outlier was the Chelsea home of Susan Sarandon. The oversized duplex is as rich in views as it is in celebrity cachet, and entered contract a few short weeks after it was initially listed over the summer. Recent sales records show that it went for its asking price of $7.9 million, and Page Six identified the buyer as financier Raz Tirosh.



From November 2-8, 17 contracts were signed for Manhattan apartments and townhouses priced at $4 million and up. This is the same number as last week, but the dollar volume sunk 47.3 percent from last week's high of $184,719,000 to $97,183,995. Olshan Realty's market report declines to make predictions about the market, but cites lower listing prices of the top two contracts as the culprit - these totaled nearly $19 million this week, as opposed to the previous week's total of $65 million.

The top listing of the past week was a high-floor, five-bedroom home at the Peter Marino-designed 170 East End Avenue, asking $10 million, up from the $8.5 million the seller paid for it in July 2010. The major entertaining rooms and master suite enjoy sweeping East River views, but buyer's broker Leslie Modell of Sotheby's International Realty said that the 1,640-square-foot private terrace sealed the deal.

Indeed, four of the top five contracts feature private outdoor space. The second-highest contract of the past week also took place on the Upper East Side: At 112 East 78th Street, a townhouse with a repointed brick facade entered contract for $8.995 million. All five levels are connected via private elevator, and features include five bedrooms, four and a half baths, smart home technology, home gym, and a temperature-controlled wine cellar with 1,000+ bottle capacity. It, too, enjoys private outdoor space in the form of a 600-square-foot garden with seating areas and irrigation system.
