While this might be more accessible for trained designers and the affluent, who have the budget to enlist professional help, it's not out of reach for everyone. Case in point: a recent addition to the market is a one-bedroom loft at The Bakery in Hell's Kitchen, featuring cavernous living spaces finished in dark and moody tones. According to 6sqft, the design comes from the current owner, Eddie Lee. Priced at $1,275,000, features include a wood-burning fireplace, dark beamed ceilings, and a home theater surround sound system with a 96-inch movie screen.

Another noteworthy listing featured below is a majestic two-bedroom co-op at the iconic Osborne. Positioned moments from Central Park, this 1885-built building was one of the city's first major luxury apartment buildings. Despite its outwardly somber appearance, its apartments and common spaces are palatial, many of which surprisingly survive in some form today. One such grand unit, combination #2CA2DA, features a 34-foot long great room with 13-foot coffered ceilings, monumental Ionic columns, French baked oak floors in a chevron pattern, and a calacatta gold bathroom with a pair of Louis XVI treillage bath vanities.
Also worth mentioning is the return of listings at Bloom on Forty Fifth, a troubled 92-unit condo development in Hell's Kitchen at 500 West 45th Street, spanning an entire blockfront of Tenth Avenue. The low-rise building with a central courtyard was completed in 2020 and developed by the US division of Chinese developer Xinyuan Real Estate. Selling its units has been slow, with just 31 of its 92 condos sold in two years. After months of legal wrangling, the project's lender, BH3 Management, is proceeding to foreclose on the project. A foreclosure auction is scheduled this month after Xin missed forbearance payments, prompting their bankruptcy filing. According to W42st, both sides accuse the other of negotiating in bad faith over a resolution, and a hearing on BH3’s foreclosure is scheduled in New York State court.
