The New York City Department of Transportation (DOT) has just announced that it will immediately begin work on a transformational redesign of Ninth Avenue from West 34th to 50th Streets to relieve overcrowding and create a more pedestrian-friendly experience. The plan involves widening the sidewalks on the east side of the street, adding new pedestrian islands at corners, widening a protected bike lane, and extending and painting an existing bus lane north. This stretch will ultimately connect to a similar redesign of West 50th to 58th Streets to create one continuous path in a particularly busy section of Midtown.

Ninth Avenue redesign Ninth Avenue before and after redesign (NYC DOT)
These changes are planned for a Vision Zero priority corridor located in close proximity to the entrance to the Lincoln Tunnel, both the Port Authority bus terminal and construction of the new one, the Theater District, and many popular restaurants, bars, and cafes. This has resulted in traffic-congested streets and overcrowded sidewalks where over 50% of corridor users are pedestrians. The proposed changes seek to create less crowded sidewalks, fewer traffic deaths and serious injuries, and better enforcement of bus lane violations.
The DOT aims to complete the biggest changes to Ninth Avenue ahead of the FIFA World Cup, which starts on June 11 and is expected to increase sidewalk crowding on game days. But these improvements promise to make this stretch of Ninth Avenue a much more pleasant place to visit and live long after the last game. Indeed, it is already home to new residential development that seeks to offer luxurious living in close proximity to New York City's major attractions.

The two-towered Vita is located on a bustling stretch of Ninth Avenue near the Dyer Avenue entrance to the Lincoln Tunnel, but there's barely a sound to be heard inside. This is thanks to the triple-glazed windows that were instrumental in its Passive House certification. Additional sustainable features include an airtight building envelope, advanced energy recovery ventilators, and VRF heat recovery high efficiency heat pumps.

Select units have private balconies, and all interiors feature European oak wood floors, kitchens with Gaggenau appliances (including induction cooktops), Nest smart thermostats, and energy-efficient in-unit washers and dryers. Both buildings have attended lobbies and landscaped roof decks, and a shared amenity suite includes a skylit fitness center, a spa with sauna and steam room, a golf simulator, and a lounge with kitchen. Sales launched on Earth Day 2025, and closings are expected to begin soon.

9 stories | 112 affordable housing units

806 Ninth Avenue, affordable housing Rendering of The Lirio (CetraRuddy)
Several blocks south of Vita (see above), exterior construction looks to be winding down on another Passive House project. The Lirio's height and brick facade pay tribute to historic Hell's Kitchen architecture, but is aiming for Passive House certification with a high-performance building envelope, green roofs, solar panels, and VRF HVAC. The building rose on the former site of a former MTA parking lot and is named in honor of the oldest living tree in New York City, a tulip tree known as Liriodendron, to symbolize resilience in a radically changed landscape.
Upon completion, The Lirio will house new retail space, a new office for the MTA, and 112 new housing units. These will comprise 44 permanently affordable units for families and 67 units of supportive housing for formerly homeless individuals, of which 59 will be targeted for long-term survivors of HIV/AIDS.
