From November 25 - December 1, 2025, fewer than 150 condos, co-ops, condops, and townhouses in core New York City areas experienced price reductions. This comes at a time when the total number of sales listings on CityRealty has dropped to around 7,800 public availabilities, as compared to over 9,000 in late October 2025. However, this should not be interpreted as a sign of alarm, but rather an indication that sellers are taking their listings off the market during the holidays to relist in the new year.
These included 34 East 62nd Street, an Upper East Side townhouse with an extensive history and well-known owners. War hero/philanthropist Vincent Astor lived in the house in 1926. Decades later, a former owner blew up the building in the middle of an acrimonious divorce in July 2006. More recently, entrepreneur/former CNBC host Marcus Lemonis and his wife, philanthropist Bobbi Lemonis bought the house in white-box condition for $18 million in October 2021 and embarked on an extensive remodel that included a chef-caliber kitchen with access to a garden with fire pit, a full-floor primary suite with fireplace, smart technology and radiant floor heating throughout, and an elevator to service all six levels. They listed it for $35 million in May 2024, and it has been on and off the market since then. The most recent price cut brings it down to $24.5 million.

Further downtown, model/actress Cara Delevingne reduced the price of her penthouse in The Gramercy to just under $10 million less than two months after listing it for $11 million. Listing broker Stefani Berkin of R New York told the New York Post that "we made a proactive, strategic adjustment to align the property with where the market currently is," but Ms. Delevingne will take a loss on it if it sells for this price, having purchased it from comedian/late night host Jimmy Fallon for $10.8 million in summer 2022.
Over Mr. Fallon's years in the building, he combined several apartments into a massive home with such quirky touches as a wood-paneled "saloon room," custom-designed staircase, secret passages, and bedrooms with newly installed skylights. Ms. Delevingne made her mark on the penthouse with bold color accents and custom wallpaper. Her next move is unknown, but the Post notes that she bought a new Beverly Hills home from actress Jennifer Lawrence earlier this fall.

The past week's price cuts also included a unit in One Williamsburg Wharf, home to luxury developer Naftali Group's first Brooklyn condo offering. Between its position on the Williamsburg waterfront and detailed exterior design by Foster + Partners protege Brandon Haw, all homes enjoy abundant natural light with many overlooking the East River and Manhattan skyline. In addition to an exclusive amenity package, condo owners enjoy access to the Williamsburg Wharf Resort and Recreation Club that includes a fully equipped gym, multiple indoor/outdoor lounges, and a rooftop pool that becomes an ice skating rink in winter.

One Williamsburg Wharf is nearly 65% sold since sales launched in October 2024. It is the only condo offering in the complex currently open for immediate occupancy, but construction is underway on One Williamsburg Way, a 20-story, 218-unit condominium elsewhere in Williamsburg Wharf. Naftali Group has reteamed with COOKFOX, architect of their Gramercy project The Willow, and early renderings and diagrams show a pair of towers connected by a podium and with upper-level setbacks that allow for terraces. Its location allows for spectacular waterfront views.
One Wharf Way is one of two recently approved towers for Williamsburg Wharf. Elsewhere in the complex, a housing lottery is underway for 55 rent-stabilized units inside Three Williamsburg Wharf. The Goods Mart, Breads Bakery, and Good People Group have all signed leases in the complex.
