From February 10-16, 2026, fewer than 150 condos, co-ops, condops, and townhouses in core New York City neighborhoods experienced price reductions. This represents a noticeable week-over-week drop in price cuts and comes at a time when inventory is low (CityRealty sales listings show fewer than 7,000 public availabilities throughout New York City as of mid-February 2026).
While last week's highest-priced contracts and most expensive sales were marked by uber-luxury deals over $10 million, a number of attainable apartments were among the price cuts that took place in this same time period. Three took place at Origin North, a collection of recently renovated cooperatives in the Bronx and Upper Manhattan. Exterior prewar details have been restored, while the residences inside have been upgraded with modern infrastructure and premium finishes. The buildings offer flexible financing options, and no board approval is required for select units; such factors and low sticker prices make homeownership more attractive and attainable to members of their local communities.

In Brooklyn, two units at Bedford-Stuyvesant boutique condominium The Role BK had their prices reduced. Both one-bedrooms feature oversized double-pane windows, wide plank flooring, open kitchens with stainless steel appliances, baths with premium fixtures, Mitsubishi heating and cooling units, in-unit laundry, and large private terraces. Sales launched in fall 2025; more recently, in addition to the price reductions, the building is offering closing concessions.

Another reduction of note took place at 151 Avenue B, a five-unit rental building better known as The Charlie Parker Residence in honor of its most famous resident. Jazz saxophonist Charlie Parker lived in a ground-floor apartment with his family at the height of his career. In 1994, 40 years after his family moved out, the Gothic Revival-style house was placed on the National Register of Historic Places; five years later, it was declared a New York City Landmark.

The house's seller, former jazz booker Judy Rhodes, bought the building for $90K in 1979, kept it as five full-floor apartments, and allowed clients like pianist Cecil Taylor, saxophonist Dewey Redman, and trumpeter Bill Dixon to rehearse in her parlor. She also worked tirelessly for the house's landmark status, not to mention to have Avenue B between East 7th and 10th Streets named Charlie Parker Place. It was briefly on the market for $9.25 million in October 2015, but was most recently listed for $7.85 million in September 2025. It is being marketed as an investment property with the option to combine the garden and parlor floor into an owner's duplex, and it must be noted that a buyer would be required to have exterior changes approved by Landmarks.
