At this time a year ago, some wondered if the coronavirus pandemic would mean the end of city living. That has turned out not to be the case - according to a new report, over 500 contracts for Manhattan condos were signed in July 2021, as compared to 192 in July 2020; co-ops saw a similar jump with nearly 700 contracts in July 2021 and 276 signed last year. Meanwhile, new listings are down 30 percent from a year ago, and deal volume is waning in Westchester County and Long Island after buyers flocked those areas last year. Between low mortgage rates and another injection of pandemic-relief money into buyers' hands, expert Jonathan Miller does not see the sales boom going bust any time soon.

CityRealty listings would appear to concur - there is a total of 9,107 active sales listings in core areas of New York, down from last week's total of 9,215. The median Manhattan condo price took a small dip to $2,275,250 (or $1,798 per square foot); Manhattan co-ops dropped to a median of $871,623.
