As June 2021 draws to a close, there is a total of 9,855 publicly listed condos, co-ops, condops, and townhouses for sale in core areas of New York, a drop from last week's total just above 10,000 listings. The Manhattan median condo price spiked to $2,245,789, or $1,773 per square foot. The Manhattan co-op price, however, dropped to $895,085.
From June 23-29, a total of 251 sales listings experienced price reductions. Among them was the Deutsche Bank Center (previously Time Warner Center) penthouse of Related CEO Stephen Ross. In July 2019, Mr. Ross listed the penthouse for $75 million in preparation for a move to 35 Hudson Yards, a building in one of his newest developments. The apartment has been beautifully designed by AD100 designer Tony Ingrao with luxurious finishes and high-end finishes, and looks out on spectacular views of Central Park, the Hudson River, and the Manhattan skyline. However, the penthouse is set in an especially condo-rich area that includes such in-demand buildings as 220 Central Park South, Central Park Tower, and 15 Central Park West. The penthouse has been discounted by 21 percent to $59 million.

On the opposite side of Central Park, the Upper East Side home of activist and former First Lady Eleanor Roosevelt has also been discounted. During the years she lived in the townhouse, she entertained the likes of John F. Kennedy, Nikita Khrushchev, Prince Edward, and Leonard Bernstein on the parlor level. The limestone townhouse is a New York City Landmark, but the elevator, HVAC, plumbing, electricity, and safety and security programming have all been updated to modern standards. It has been reduced 16 percent to $13.49 million.
Also on the Upper East Side, a Fifth Avenue cooperative once owned by jeweler to the stars Harry Winston experienced a price reduction. The listing notes that the full-floor home is large enough to accommodate up to 100 guests at his legendary parties; at the same time, given the value of his designs, he certainly must have appreciated the building's high level of security and extremely selective co-op board. The apartment has been discounted 18 percent to $32.25 million.
