In early September 2025, CityRealty listings show that nearly 900 listings in core New York City areas have either entered or re-entered the market in the past week. Some of these listings returned with lower prices and were among nearly 450 condos, co-ops, condops, and townhouses that experienced price reductions from September 2-8, 2025. This was a massive week-over-week spike in the number of price cuts. Between the increase in listings and pressure to close a deal ahead of the holiday season, sellers may be open to more negotiation.
These included 159 East 71st Street, which was once owned by bandleader Peter Duchin. The son of jazz musician Eddy Duchin, Peter was an acclaimed pianist in his own right, performing everywhere from Truman Capote's Black and White Ball to The Ed Sullivan Show to the inaugural balls of Presidents Johnson through Clinton. This Upper East Side address would have served as a centrally located home base for his gigs at prestigious New York City venues, including The St. Regis.

It was listed for $9.95 million in 2018, and has been on and off the market at gradually lower price points since then; it has also been on the rental market for $32K/month. Peter Duchin was not the only musician whose New York City home was among last week's price cuts. In March 2025, Tony Award-winning performer/director Tommy Tune listed his penthouse at Southgate, where he hosted several parties on his private terrace overlooking the East River. It was listed for under $3 million, and last week's price cut brings it down to $2.5 million.

On the new development front, prices have been reduced on two units at Linea in West Chelsea, four units at Hendrix House in Kips Bay, two units The West Residence Club in Hell's Kitchen, and three units 96+Broadway on the Upper West Side. While these buildings offer well-appointed apartments, thoughtfully curated amenity packages, coveted addresses, and availability for immediate occupancy, they have also taken shape in crowded markets.
