The week ending April 18, 2026 saw 197 residential apartment sales recorded in Manhattan. This marks a small week-over-week decrease, but the top of the market remained extremely active with the five highest-priced sales all closing above $10 million.

RAMSA buildings triumph among top sales
Last week, three of the five highest-priced sales recorded in Manhattan were for apartments in buildings designed by Robert A.M. Stern Architects (RAMSA). Chief among them was Residence #12C, a three-bedroom with a private terrace in the House portion of 15 Central Park West that sold for $25.13 million. Public records indicate that the LLC-listed buyer will only be its second owner; the seller purchased it from the sponsor for $14.15 million in December 2007, netting a 78% profit on the sale.
Further downtown, the first closings were recorded at Sixteen Fifth Avenue in Greenwich Village. Residence #9 had the week's top Downtown sale and second-highest overall with a $12.25 million closing, and Residence #6 was not far behind, selling for $11 million in the week's fourth-highest sale. Both floor-through three-bedrooms are reached via direct elevator access, and interiors feature expansive living room with white oak herringbone wood flooring, Christopher Peacock-designed kitchens, and tranquil primary suites with five-fixture baths. The building is nearly 50% sold, and remaining availabilities include a duplex penthouse for $45 million and a triplex penthouse for $59.95 million.
Notable sales and new development in Tribeca
The week's highest-priced sale outside of a RAMSA building was the penthouse at 45 Walker Street, a loft building turned boutique condominium in the Tribeca East Historic District. The four-bedroom duplex spans nearly 7,200 interior square feet and has over 2,000 square feet of private outdoor space across two large terraces; it sold for $12.95 million in the week's third-highest sale, and the only one in the top ten not located in a high-rise. Chris Poore of Sotheby's International Realty represented the seller.
On the same week that 45 Walker Street's penthouse sale was recorded, the auction for Penthouse S at 100 Franklin Street ended after 42 days. The turn-key three-bedroom with a private terrace and open Manhattan skyline views was the final penthouse available in the ten-unit building and one of the only penthouses on the market in Tribeca at the time of the sale. Bids started at $3.5 million, a deep reduction from the last listing price of $6.5 million, and the final bidding price has not yet been released. The boutique residence was listed in cooperation with Tracie Golding and Peter Boehm of Compass.
Large-scale development in Tribeca is quite difficult as much of the neighborhood is located within the boundaries of historic districts, and preservationists are fiercely protective about those that are not. A case in point is a proposed 940-foot-tall tower for the Independence Plaza complex. A joint venture between Vornado Realty Trust and Stellar Management proposed the tower in late 2023, and the project was to include around 1,240 new units (a portion of which would be affordable) and improvements to the pedestrian experience along Greenwich Street.
The project was put on hold as the developers reviewed new opportunities presented by City of Yes for Housing Opportunity, and locals have mounted opposition against it, including the creation of the Community First Development Coalition and a petition against the tower.
As an aside, things were decidedly less fraught for Independence Plaza's new restaurant tenants. Japanese restaurant Suram, cafe Matchaful, and Tompkins Square Bagel signed 10-year leases in the complex's recently renovated retail spaces.

However, several boutique-scale project have come up for review. Landmarks approved a new building for 31 Lispenard Street last week, and just approved an application for a residential conversion of 385 Greenwich Street and the neighboring 71 North Moore Street on the edge of the Tribeca West Historic District. Public records show that an entity dubbed 385 Blank Page LLC bought the site for $8.5 million in August 2025. They now seek to combine the buildings, replace the stucco with a unified brick facade, replace the storefronts (now home to local favorites Yves, a French restaurant, and Smith & Mills) and construct a rooftop addition.
Landmarks was supportive of the overall design and rooftop addition at a March 2026 hearing, but expressed concerns about the rooftop cornice as well as the proportional relationship between the rooftop and the storefront; as such, the project did not move forward at that time. But at today's hearing, a representative from DXA Studio detailed such changes as raising the retail cornice by a foot (thus increasing the height of the storefront), reducing the depth of the upper cornice, and setting back the roof railing so it wouldn't project and distract. Landmarks appreciated the changes and unanimously approved.

Last week, about 60% of resale apartments in Manhattan sold at a profit. Sellers looking to flip a property after a few years and make a profit may find themselves disappointed; the strongest appreciations were associated with long holding periods. A case in point is Penthouse B at Chelsea condominium Yves: seventeen years after buying it from the sponsor for $2.5 million, the LLC-identified seller netted a 116% profit on the penthouse. Interiors feature top-of-the-line infrastructure, appliances, and finishes.
