On the second week of February 2026, the number of Manhattan residential sales recorded by the city dipped slightly week over week, likely the result of recording sales that took place over a holiday week and when the city was gearing up for one of the biggest snowstorms in years. However, one would not know it to look at the aggregate dollar amount, which spiked by nearly $100 million in the same time period by virtue of several super-luxury sales.
Listings in buildings designed by Robert A.M. Stern Architects (RAMSA) accounted for three of the highest-priced sales of the past week. Chief among them was Penthouse S at 70 Vestry Street, which closed for $57 million and broke its own sales record for Tribeca, set in December 2018 when business executive Silvio Scaglia bought it for just over $56 million. It was briefly the most expensive sale in all of Downtown Manhattan, but apartments at 150 Charles Street in the West Village and The Residences by Peter Marino in West Chelsea have since dethroned it for that title.

The penthouse served as a setting for hit Netflix reality show My Unorthodox Life, and has been awarded to the show's star, fashion executive Julia Haart, in her divorce from Mr. Scaglia. She listed it for $65 million in November 2025, a price that included the penthouse, two parking spaces, and a storage unit. The buyer conducted the transaction with a trust.
The penthouse is topped with a private roof terrace overlooking views of the Hudson River, and there are private terraces on both levels. Interiors feature a Great Room with gas fireplace, a library with solarium access, chef's kitchens with top-of-the-line appliances, and a super-luxe primary suite with a massive dressing room and windowed bath with private sauna.

Uptown at 220 Central Park South, RAMSA's addition to the Billionaires' Row skyline, Residence #32A closed for $37.25 million, or $10,059 per square foot. While the second-highest sale of the week by sticker price, this represents Manhattan's first sale over $10,000 per square foot since early May 2025; at that time, another apartment at 220 Central Park South closed for nearly $12,000 per square foot.
Public records list Residence #32A's seller and buyer as LLCs, but Crain's New York Business identified the seller as Duty Free Americas president Leon Falic. He purchased the four-bedroom home for $26.5 million from the sponsor in December 2018.

Also of note, 36 East 63rd Street closed for $46.75 million last week after quietly entering contract in late December 2025. The seller, former Revlon cosmetics chairman Ron Perelman, bought it in 1983 and kept it as his primary residence for years (h/t Olshan Realty). He listed it for $60 million in April 2021, a period in which he sold many of his assets in an attempt to live "a simpler life," and it has been on and off the market at gradually lower price points since then. The buyer is listed as an LLC.
The 40-foot-wide Neo-Georgian mansion dates back to 1930, when it was built by Cross & Cross as "The Hangar's Club," an exclusive club for businessmen involved in aviation. The exteriors have been beautifully preserved, and interiors feature ten bedrooms, ten full baths, grand living and dining space, a full-floor primary suite, a screening room, a wine cellar, and an elevator to connect all levels.

Last week, 61% of Manhattan resale apartments sold at a profit. These included Residence #3 at the J.E.R. Carpenter-designed 4 East 66th Street, which closed for $28 million in the week's top co-op sale and third-highest overall. Public records show that hedge fund executive Alexander Roepers and his then-wife, socialite Shafi Roepers, bought the floor-through home for $12.5 million. Ms. Roepers bought him out of it for $15.75 million in 2013 amidst their divorce and listed it for $65 million in 2015; it has been on and off the market since then. While the closing price represents a 57% reduction from the price she initially sought for it, it also reflects a 124% profit without accounting for inflation.
