In October 2025, a report released by New York State Comptroller Thomas P. DiNapoli found that Wall Street's profits could top $60 billion if trends continued as they were; at that point, the securities industry had earned $30.4 billion in the first half of 2025 alone, over half of the previous year's $49.9 billion already. Not only is this good news for New York's city and state governments, considering the business and personal income taxes, but this is good news for securities professionals and other bankers who could expect record-breaking bonuses.
More recently, the Dow Jones Industrial Average broke the 50,000 level for the first time since the index was established, and companies like JPMorgan Chase, Goldman Sachs, and Bank of America have moved to raise already high bonus pools for bankers and traders by at least 10% (h/t Trading View) in the wake of a banner year. Meanwhile, both the number of Manhattan apartment sales recorded and the aggregate dollar amount climbed week over week on the first week of February 2026, and high-priced sales in Midtown, the Upper East Side, and the Upper West Side have driven Manhattan condos' average price per square foot to new highs.

Early last week, the full-floor Residence #65 at 53 West 53 closed for $29.5 million. While this represents a reduction of over one-third off the $46.68 million ask when it entered contract in October 2025, it was nevertheless the highest-priced sale of the week by a wide margin and the second-highest sale to close in the Jean Nouvel-designed tower. It comes in just behind Residence #72A, a three-bedroom that closed for $29.94 million in August 2020.
A few floors down, the half-floor Residence #61A closed for $15.3 million, also representative of a deep price reduction but high enough for the second-highest sale of the week. Residence #11D, a five-bedroom located in the House podium of the Upper West Side's tallest building, closed for $13.35 million, ranking it as the third-highest sale overall and netting a small profit for the LLC-listed seller, who bought it from the sponsor for $11.79 million in February 2025. Elsewhere in the building, two sponsor sales were recorded with one coming in above ask. The building is over 75% sold, and current availabilities range from a two-bedroom House Residence for $6 million to a floor-through six-bedroom with two private loggias and an $85 million asking price.
