New York is in the age of master plans. Rockefeller Center, with its innovative composition of retail, offices, institutional and entertainment space, set the standard worldwide of what these large-scale visions can offer. Now, across all corners of the city, these complex plans are seeking to recreate the paradigm of master plans and are incorporating residential living to increase the levels of 24-hour vibrancy urbanites covet. One of the largest plans underway is Brookfield Properties' Manhattan West, which is located on Midtown's far west side and whose superblock site is bounded by Ninth and Tenth avenues between West 31st and 33rd streets.
Three of structures will be brand new skyscrapers, and all but one will contain office space. The sole residential tower will be known as The Eugene at 435 West 31st Street, which topped out in 2016, and at 62 stories and 702 feet high, the tower will launch leasing early this year year as the tallest rental building in Midtown Manhattan. The building surpasses the 653-foot height of Silverstein Properties' pair of 42nd Street skyscrapers known as the Silver Towers, but falls quite a bit short of the city's tallest rental building, the 891-foot New York by Gehry in the Financial District.

Designed by SLCE Architects, the tower will be composed of a whopping 844 rental units with a top-notch 55,000 square foot package of amenities that include a La Palestra fitness and wellness center, a playroom, pet spa, basketball court, bike repair station and storage, pet spa, arcade, golf simulator, rock climbing wall sky lounge and a 4,500 square foot rooftop terrace.
In September of last year, 6sqft reported that the housing lottery for 169 (20%) of the building's units was launched. The units are earmarked for New Yorkers earning 60 percent of the area median income and monthly rents will range from $913/month studios to $1,359/month three-bedrooms.
