AKI development is betting on Astoria. Following up to its popular luxury rental Graffiti House, the Astoria residential building with a rotating wall of art, just a mile away at 23-67 31st Street The Nordic is a new Scandinavian-inspired boutique rental building with leases starting at $2,995. The Nordic builds on the attractive amenities of Graffiti House by going even further with its technology, eco-features, and the arts.

The six-story building is the most technologically advanced residential building in Queens.

High tech highlights include keyless entry throughout the entire building (private apartments and amenity spaces); motorized shades; smart home automation systems; Nest Learning thermostats, temperature control in showers; and touchless flush toilets.

The building also has a significant green component. As Nordic countries are known for their environmentally-conscious lifestyles and sustainability practices, The Nordic’s green features includes radiant heat floors (found in the sidewalk, homes and penthouse terraces), high-efficiency boilers and LED lighting, state-of-the-art HVAC systems, central vacuum systems, energy-efficient spray foam insulation, engineered wood products, fresh air ventilation, low VOC paint and a commitment to use of local products and materials. And, to spread the green love through the neighborhood, The Nordic also has a shared bicycle program.

Art plays a key role in the building, just as in Graffiti House. AKI collaborated with Tony ‘Rubin’ Sjöman, a world-famous muralist from Gothenburg, Sweden, who is known for his muted palette and geometrical style. Rubin created oversized murals on both the north and south facades, visible from Manhattan and Brooklyn, and an 8-story art installation in the elevator that can be seen through a custom glass viewing wall.

The Nordic residences have a clean and stylish aesthetic rooted in minimalism and utility. The building has eight one-bedroom homes and one two-bedroom penthouse. Each apartment features an open floor plan, 10-foot ceilings, and a color palette comprised of whites and black accents. Most of the homes feature private outdoor space.

Building amenities include a landscaped roof deck featuring 360-degree views of Queens, Manhattan, the Triborough Bridge and Hell Gate Bridge; outdoor kitchen and barbecue; covered outdoor shower and steel pergola covered in ivy; state-of-the-art fitness center inspired by the design of Finnish saunas; and shared bikes for residents as well as bicycle storage. Package and cold storage can be accessed through the lobby via the keyless entry.

The Nordic’s first tenants scheduled to move-in in September.
