Astoria continues to provide renters affordable housing options within reasonable commutes to the city's central business districts. According to our listings, studios in the Queens neighborhood ask a median rent of $1,750/month, one-bedrooms at $2,000/month, two-bedrooms at $2,400/month, and three-bedrooms at $2,800/month.

With a steady demand of New Yorkers looking for affordable rent, real estate developers have taken note and in response have delivered hundreds of new units to the area recent years. One such case is Newtown21 at 27-17 21st Street,. Modern Spaces NYC has launched leasing at the newly-finished, 12-floor building consisting of 49 contemporary apartments. Currently, one-bedrooms start at $2,475/month and two-bedrooms from $3,391/month. The leasing office is also offering one month free/one month paid OP for move-ins for November 15th or December 1, 2019.

The development consists of a 12-story high-rise on 21st Street and a six-story wing facing Newtown Avenue, the latter capped with a cornice that imitates neighboring pre-war townhouses. Units range from studios to three bedrooms and come with oak floors, quartz counters and glass tile backsplashes in kitchens, and Delta showers and sinks in bathrooms. Select units have balconies, many with 180-degree panoramas of the Manhattan skyline, Triboro, and Hell’s Gate bridges.

Newtown21 is pet-friendly and shared amenities include a rooftop terrace, video intercom, a full-time super, laundry, a bike room, resident storage, and on-site parking. The building sits in a vibrant area of Astoria within a short walk to the W train as well as the Hallets Point ferry on the East River waterfront, both of which provide rapid commute to Midtown and Lower Manhattan, with the ferry an especially pleasant option during the warm months.
