As of September 3, 2021, CityRealty listings show a total of 7,061 publicly listed units for rent throughout core areas of New York. This marks quite a change from this time last year, when there were nearly 16,000 apartments available for rent all over New York, some at prices thought to be a relic of yesteryear. But between an approved coronavirus vaccine, companies planning to get workers back to the office, and the return of Broadway, demand has spiked to a point where New York has surpassed San Francisco as the most expensive rental market in the United States. A total of 155 rental listings experienced price reductions last week, and a full, sortable chart may be found below.

In this market, rent concessions are one way buildings seek to attract new residents. These are most commonly marketed as a month or two of free rent, but this is typically a misnomer; rather than a month where the resident doesn't have to pay rent, the total amount of the concession is divided by the term of the lease (usually one to two years), and this amount is deducted from the full rent for a lower monthly payment. While the practice leads to residents paying discounted rent, they are typically chosen based on their ability to pay the full rent and thus stay in the building beyond the first year.

While a month or two of free rent is the most common concession, some landlords and building managers have gotten more creative with perks like free amenities, no pet fees, gift cards, or help with moving expenses. We take a look at buildings offering free rent and other perks below.
