A new 12-story, mixed-use rental building at the intersection of Lafayette Avenue and Ashland Place in Downtown Brooklyn is nearing completion, and a summer 2017 leasing launch has been announced. Previously known as 15 Lafayette Avenue and BAM North Site II, the building is dubbed Caesura and will use the address 280 Ashland Place. The property is within the Brooklyn Cultural District which is anchored by the world-famous Brooklyn Academy of Music (BAM) less than one block away. Recent photos of the site show the building is close to topping out and will soon be ready to welcome residents into the more than 120 apartments, forty percent of which are reserved as affordable units.
The summer leasing launch has been announced on property manager Bozzuto Group's website, along with renderings and a rundown of the building's features and amenities. Caesura will boast "streamlined apartments and practical amenities" along with several sustainable components. Residences will have keyless entry, hardwood floors, walk-in closets and some will have balconies. Full kitchens have white cabinets, GE stainless steel appliances, Ceasarstone quartz countertops and ceramic tile backsplashes. Bathrooms will feature porcelain tile and soaking tubs. Each unit will have its own stacked washer/dryer. Take a look at conceptual renderings in the gallery below.
A state-of-the-art fitness center will occupy the top floor of the building, and there will also be a rooftop lounge with indigenous plants, a garden, grills and a kitchen. Other amenities include a resident lounge, package concierge services, a bike room, a game room, and a "double height conservatory for quiet contemplation." The building's sustainable design meets or exceeds Enterprise Green Communities and LEED Gold criteria, and features green roofs, energy star appliances, high-efficiency HVAC and water conserving fixtures, to name a few.
The former site of a parking lot, Caesura sits directly across the street from the newly opened mixed-use rental 300 Ashland, and is just blocks away from the Pacific Park development. Jonathan Rose Companies is the developer, and the building was designed by Dattner Architects and Bernheimer Architecture. The base of the building will thrive as a cultural hub, serving as the new home to The Center for Fiction and the Mark Morris Dance Group.
