Summer is starting to wind down, and with it the typical "rent season." A new report from Miller Samuel found that median rents throughout the city stayed relatively stable during the month of August, albeit holding steady around record highs recorded earlier this summer. The report also found that listing inventory throughout Manhattan, Brooklyn, and Queens dropped year-over-year. Appraiser Jonathan Miller interpreted that to mean that New Yorkers are choosing to renew their leases instead of looking for new places.

That's good news for people who already live here, but places newcomers in a bind. Fortunately, a recent study by RentCafe found that the New York metro area is the nation's top apartment builder with 33,000 new rentals expected to open this year. However, the study also cautioned that between rising construction costs and tightening of bank lending standards, supply growth across the country is expected to slow after this surge. In New York, the end of 421a cannot possibly help, either.

As we wait to see how this plays out, 411 rental listings throughout New York City experienced price reductions from September 6-12, 2023, while 358 listings saw price jumps. A selection of notable discounts may be seen below.
