The new rental at 436 Albee Square in Downtown Brooklyn is known as The Azure, but its interiors and exteriors offer very little to feel blue about. The 28-story, ODA-designed tower features a full glass façade pleasingly broken up by asymmetrical balconies for a unique look. The first two stories are devoted to retail, and apartments start on the third floor.

The 150 studios through two-bedrooms are decorated in a modern, minimalist style with white oak flooring and floor-to-ceiling windows throughout. Kitchens come with islands, white countertops, abundant storage, and a suite of stainless steel appliances. Additional features include private balconies, in-unit washer/dryers, and built-in Bluetooth speakers. Studios start at $2,318/month; one-bedrooms start at $2,887/month; and two-bedrooms start at $3,237/month. All prices are net effective, indicating a rent concession.

Residents will enter an attended lobby with vaulted ceilings and striking mosaic tiling to take the elevator to their apartments. The roof terrace offers 360-degree views of Brooklyn, downtown Manhattan, the Statue of Liberty, and the East River. In between, amenities include a fitness center, bike room, package room with cold storage, and lounge with business center, game room, wet bar, and outdoor terrace.
As outstanding as the building’s amenities are, The Azure’s best benefit is its location in the heart of Downtown Brooklyn. It is across the street from City Point, home of Trader Joe’s, Alamo Drafthouse Cinema, and DeKalb Market. Residents have their choice of the Hoyt Street and DeKalb Avenue subway stations within a few blocks. The cultural offerings of Brooklyn Academy of Music and Barclays Center are a short walk away, as is Fort Greene Park.
