East Harlem, one of Manhattan’s last bastions of affordability has welcomed a new rental building at 2211 Third Avenue. The 108-unit venture was brought to market by the increasingly-busy developers of HAP Investments. Earlier this week, the development team led by Lee Karlin, Amir Hasid, Eran Polack, Hans Wagner and Monzer Khafagy were present at site to celebrate the building's grand opening.
Now a diverse collection of no fee apartments are up for grabs. Studios are priced from $2,150/mo., one-beds from $2,550/mo. and two-beds from $3,750/mo. These prices compare favorably to the rest of Manhattan where studios ask a median of $2,725/mo and one-bedrooms $3,411/mo. according to our rental search. Additionally, the leasing team is throwing in a limited time offer of free hi-speed internet and cable (including HBO & Showtime) for a year to incoming lease-signers.
The building rises 11 floors high and many units feature picturesque views above the low-scale neighborhood. Designed by the architects of Fischer and Makooi, the exterior is characterized by dark-colored brick, large windows and a cascade of terraces. Interiors are equally clean and modern with oversized windows, hardwood floors, stainless steel appliances, quartz countertops and custom cabinets.
Shared amenities include a fully-equipped gym on the 7th floor with accompanying terrace, a part-time doorman and a parking garage. The building is situated at the corner of Third Avenue and 121st Street, a short walk from the Lexington Avenue subway line’s stations at 125th Street or 116th Street, and also close to Hunter College’s School of Social Work / Urban Public Health.
