Last chance to apply to The Carolina: Mega-Affordable Housing Project in East Harlem renting from $680/mo.

In 2017, the City Council approved the development of a mammoth affordable rental project at 1465 Park Avenue in East Harlem. Two years later and nearly finished, the complex has been named The Carolina and kicked off an affordable housing lottery for its 400 apartments available to households at various income levels.

This week marks the last chance to apply to The Carolina's studio through three-bedroom apartments which are renting for as low as $680 per month. Apartments in the smoke-free building have large closets, dishwashers, and stainless steel energy-efficient appliances. Specific details on qualifications and rental prices can be found on the building's official website or on Housing Connect. Applications must be postmarked or submitted online no later than December 6, 2019.

Developers Tahl Propp Equities and L+M Development worked with Curtis + Ginsberg for the design of the structure, which will rise between 8 and 15 stories tall. The site lies beside the elevated tracks of Metro-North railroad and encompasses nearly a full city block bound by 108th Street, 107th Street, Park Avenue, and Lexington Avenue. Amenities are to include landscaped courtyards, a bike room, parking, fitness center, roof terraces, on-site laundry, and package lockers. Additionally, The Carolina will allocate approximately 38,000 square feet for a community space and 3,200 square feet of commercial space. too.

A recent visit to the site reveals that much of the staggered, grey-brick facade is finished. According to architects Curtis + Ginsberg, the design takes its cue from the rocky cliffs of the Palisades across the Hudson River. Images on The Carolina's website show high-floor apartments and common spaces will possess far-reaching views over the mostly low-rise neighborhood. The building is situated within walking distance to the Lexington Line's 6 train, Metro-North, Mt. Sinai Hospital, Museum Mile, and Central Park.
