Anagram Gowanus rises at 450 Union, 158 mixed-income rentals planned

While much of what has risen in Gowanus so far has been run-of-the-mill housing stock (much needed, to be sure!), one development in the pipeline is aiming to be an architectural standout: a pale green tower now rising at 450 Union Street. The project is a partnershio between Global Holdings, MacArthur Holdings and Brooklyn-based developer Tankhouse, known for inspiring designs at 450 Warren, 9 Chapel, and 144 Vanderbilt. According to Tankhouse, its mission is to prove that a commitment to design creates better buildings, more vibrant neighborhoods, and more connected communities.
To stagger upwards 20 stories, 225 feet from the southeast corner of Bond Street, 450 Union will rise from one of the neighborhood’s premier sites, along one of only three streets that span the Gowanus Canal in the immediate area. Additionally, the Union Street R train station sits just a few blocks east at Fourth Avenue.

The tower's design by SO-IL in collaboration with Magnusson Architecture and Planning will be distinguished by a pale green façade resembling oxidized copper, horizontally scalloped massing, and an array of terraces and loggias. The development spans a full block along Union Street, with its eastern elevation facing the canal and the Union Street Bridge. A recent September site visits show the structure emerging from the ground, with framing underway for its second story above grade.

Anagram Gowanus will be part of the growing Anagram brand that already includes Anagram NoMadAnagram Columbus Circle, and Anagram Turtle Bay. The 203,000-square-foot building will deliver 158 “efficiently sized” apartments, many with private terraces or loggias, along with access to semi-private and shared outdoor spaces. At least 20% of the units will be designated as affordable housing.

Plans also call for a new waterfront esplanade along the canal, a 25-car parking garage, and 22,000 square feet of commercial and retail space. Resident amenities will include a children’s playroom, gym, co-working lounge, and rooftop terraces with kitchens and grilling areas. Completion is anticipated for late 2026.

Two blocks east of 450 Union Street, developer Avdoo is preparing to start work on 601 Union Street, a sprawling low-rise rental with retail space. Society Brooklyn is located directly across Union Street from the site, and other nearby projects include 499 President Street, Nevins Landing, and the recently launched Union Channel.
