Over the past few months, New Yorkers have watched rents skyrocket from pandemic-era bargains to new highs (Manhattan average of over $5,000/month, anyone?). But as fall officially begins, new rent reports from MNS found that Manhattan rents are starting to plateau, and that outer borough rents dipped slightly over the past month. Moreover, a report cited in The Real Deal mentioned that more landlords offered price cuts or concessions in September than July.

However, as these are coming down from a stratospherically high place and the housing shortage remains as stubborn as ever, renters might not get the relief they had hoped for. Additionally, a new report found that rent growth outpaced wage growth by 23% in August, making it the largest gap since the 2008 recession. This comes at a time when many are worried about another recession and what it will mean for their jobs and finances.

Meanwhile, from September 28 - October 4, 2022, a total of 450 publicly listed rental units experienced price reductions, while 450 listings saw their prices rise. A selection of notable listings may be found below, but they might not be available much longer – these apartments are going fast!
