It's been an exciting time for new development in Greenpoint. Over the past few months, we've reported on the sales launch of 62 Box Street and the leasing launches of 56 Box Street and 44 Kent Street.

Most recently, 77 Clay Street, an 8-unit rental, has made its debut. The building is directly adjacent to a newly-finished 8-unit condo, 79 Clay Street where one-bedrooms have sold north of $900K.

At 77 Clay Street, there are two spacious apartments per floor, and current availabilities include three- and four-bedroom homes with two bathrooms. A three-bedroom is listed for $3,761/month, and four-bedrooms start at $4,420/month. Net effective rents are listed, indicating leases may include a rental concession.

Building permits were filed in September 2014 with Diego Aguilera as the architect of record and Levi Gross as the property owner. The second through fourth floors of the four-story building have mezzanine levels, which explains the its disproportionate height. The recent uncovering of its facade reveals an interesting design of dark bricks, wood trim, and projecting window frames. Brooklyn-based StudiosC served as the design architects of the project.

All units feature open layouts, hardwood floors, excellent light, generous closet space, and private terraces. Modern, open kitchens have stone countertops and stainless steel appliances, which include a GE stove and Bosch dishwasher. Slate tiled bathrooms have modern finishes and heated floors.

77 Clay Street welcomes pets, and building amenities include a laundry room and shared backyard. The building is located near popular restaurants, nightlife, transportation, and the future home of Greenpoint Landing.
