Harlem's building boom shows no sign of slowing down. The Studio Museum has outgrown its old space, and a David Adjaye-designed replacement is taking shape on the spot. Up the street, the Victoria Theater is in the midst of being transformed into a mixed-use development with a Marriott hotel, cultural and retail space, and 190 rental apartments. And in between, leasing has launched at Sixty 125, a new 17-story rental that rose on the site of formerly derelict buildings. J Frankl Architects is behind the building’s eye-catching design, and The Jay Group is at the helm.
Bohemia Realty Group is handling the market and leasing, and rents start at $2,000/month for studios, $2,500/month for one-beds, $2,666/month for two-beds, and $3,500/month for three-beds. All prices are net effective to reflect a rent concession of two months free rent.
All 141 apartments enjoy incredible natural light and views of Marcus Garvey Park, Central Park, and the George Washington Bridge from double-paned floor-to-ceiling windows. Some units have private outdoor space, and all come equipped with hardwood floors, central heating and air conditioning, lighting on dimmer systems, built-in Bluetooth speakers, and custom vented kitchens with energy-efficient stainless steel appliances and quartz countertops.
The building is reached via a virtual entry system with smartphone features. Upon arrival, an extensive amenities package includes a package room, second-floor terrace, central laundry room, storage lockers, complimentary bike room, co-working space, and lounge with media and game areas. Fitness offerings include a gym with studio space on the second floor and a lower-level CrossFit gym and spin studio. A furnished roof deck with a grill tops it all off.
Another perk may be the building’s prime Harlem address. It is around the corner from Marcus Garvey Park, half a block from Whole Foods and the 2/3 subway station, and a short walk to the A/C/B/D station. The Apollo Theater and AMC movie theater up the block remain closed, but a number of nearby restaurants like Sylvia’s, Harlem Shake, Corner Social, and Chaiwali are offering takeout and delivery service.
The leasing launch takes place as an affordable lottery for 40 units in the building is winding down. Individuals and households earning 80 and 130 percent of the area median income ($45,840-$159,640) have until August 18, 2020 to apply for studios from $1,208/month, one-beds from $1,233/month, and two-beds from $1,493/month.
