There may have been a time when Long Island City was considered the bronze medal for New Yorkers priced out of Manhattan and Brooklyn; however, to look at the local streetscape now, that time has long since passed. CityRealty listings show only 81 publicly listed Long Island City apartments for rent, and all of them are located in the amenity-rich new buildings that have risen in recent years. New rental Rise LIC, located in the Dutch Kills section at 29-17 40th Avenue, has just launched leasing in this environment.
A number of units have already been snapped up, and remaining availabilities start at $2,900/month for studios, $3,275/month for one-bedrooms, $4,100/month for two-bedrooms, and $6,600/month for three-bedrooms. According to CityRealty listings, this puts Rise LIC in line with the Long Island City median rent, which ranges from $3,198/month for studios to $6,600/month for three-bedrooms..
The leasing launch comes at roughly the same time as an affordable lottery for 31 units in the building. Households earning $54,309-$192,400 are eligible to apply for apartments ranging from $1,486/month studios to a three-bedroom for $3,200/month. The deadline to apply is March 24, 2022, and full details and criteria may be found here.

The new 10-story building was designed by Fogarty Finger Architects, whose portfolio includes the nearby, Flatiron-inspired NOVA condominium. Rise LIC gracefully curves against its corner, and its gray brick and oversized windows pay homage to the local industrial history. However, the lobby’s green wall and contemporary artwork nod to the needs and desires of today’s renters.

Market-rate and affordable units alike feature:

  • Floor-to-ceiling windows
  • Organic materials
  • Light wood flooring
  • High ceilings
  • Modern kitchens with sleek gray cabinetry, open shelving, and stainless steel appliances
  • Spa-inspired baths with contemporary palettes, floating sinks, and terrazzo-inspired tiling
  • In-unit washer/dryer
  • Bumblebee modular furniture in select units
