Construction on TF Cornerstone's colossal rental tower at West 57th Street and Eleventh Avenue is coming to an end. And as the norm for these high-end projects, a teaser website has debuted allowing early registrants to get first dibs on apartments — often at the best prices.
Coincidentally, the building has launched its affordable housing lottery yesterday for 258 rentals earmarked for low- and middle-income households. Qualifying New Yorkers can apply until April 10, 2018. Residents of Manhattan Community Board 4 will be given preference for 50 percent of the units. Per the website the enormous offering will go by the name 606W57, not the Max as one blog incorrectly stated. Curbed, which first caught word of the teaser's launch, notes that the 42-story behemoth will be one of the largest rentals in the city with 1,028 of affordable and market-rate apartments arrayed through its Tetris-like components. The lead architect is Arquitectonica and there will be studios, one-, two- and three-bedrooms apartments refined by the Rockwell Group. In an effort to one-up its peer buildings, 606W57 will have "unmatched amenities" which include a 400-car parking garage, bicycle parking, a rooftop theater, party spaces a clubhouse, a pet spa and an indoor basketball court. Leasing is slated to launch this spring.
The tower is located near the junction of the Upper West Side and Hell's Kitchen and is a block from the Hudson River and its namesake park. A bedroom community of apartments blocks have risen in its immediate vicinity, they include FRANK 57 West which has a one-bedrom from $3,254/mo., Helena which has studios starting from $2,676/mo. and VIA 57 West that has studios from $2,829/mo.
