In 2017, The Eugene opened as the tallest rental building in Midtown Manhattan.While its superlative title was recently passed on to the Theater District-rental ARO, Eugene's commanding views from most of its 844 apartments live on. Situated on West 31st Street, in a once forlorn area unaffectionately known as Manhattan's far west side, the area has recently evolved into a destination with the opening of the High Line and Hudson Yards.

Standing 62 floors and more than 700 feet high, The Eugene was the first building to open at Brookfield Properties' Manhattan West, an eight-acre, master plan between Ninth and Tenth avenues that consists of rental apartments, offices, retail, and a hotel. Yesterday, Crain's New York announced that Amazon-owned grocer Whole Foods will open it's 11th Manhattan location this Friday at the base of 5 Manhattan West, located just around the corner from The Eugene. Now with the final tower of Manhattan West in progress, upon completion the complex will offer 240,000 square feet of food and retail as well as a two-acre public plaza. The Eugene is named after the late John Eugene Zucotti, a devoted public servant of the city and a former Brookfield chairman. The tower accommodates 844 studio to three-bedroom apartments. Gross prices begin at $3,235/mo. for studios, $4,020/mo for one-bedrooms, and $5,690/mo. for two bedrooms. The residences are designed by RW Studio, a division of Roman and Williams. The apartments have floor-to-ceiling windows, wood floors, stainless steel appliances, granite countertops, and USB charging outlets. There are more than 50,000 square feet of amenities for fun, fitness, and entertainment. There is a fully-equipped wellness center managed by La Palestra and even a regulation-sized basketball court. Atop the building is a rooftop lounge and terrace, part of the members-only Hudson Club which has awe-inspiring views spanning from the Hudson River to the East River and beyond. Convenient for residents and visitors, a location of the Australian-inspired coffee shop Bluestone Lane is at the base of the building.
