Grand Opening of Theater House, Murray Hill Rentals Priced from $3,200/Month

A new 25-story building on East 34th Street with residential and commercial space has begun leasing on its 105 rental units. The property is located in Murray Hill at 237 East 34th Street between Second Avenue and Third Avenue and has been dubbed Theater House. It offers studio to two-bedroom apartments in a convenient Manhattan location near transportation, dining, entertainment and more.

Studios are priced starting from $3,200/month, one-bedrooms from $3,995/month and two-bed/two-bath units from $6,400/month. The handsome building's glass façade was revealed last year and is animated by lines of balconies and a diagonal setback, which provide many apartments private outdoor space with great views of the city.

Like the building, Murray Hill is very much a mixed-use neighborhood where you'll find brownstones, office buildings and of course, luxury residences. Theater House has 105 units spread throughout more than 84,000 square feet and the residences are indeed luxurious. There are no more than six units on residential floors 3 through 22 and listing descriptions boast floor-to-ceiling windows, spacious living rooms and open kitchens. Interior renderings show wide plank hardwood floors and a muted color palette of grays and whites which will surely make East River and city views even more vibrant. Private balconies are on 99 of the 105 units, and all east facing units have unobstructed views of the East River.

Kitchens are outfitted with stainless steel GE and Summit appliances including a microwave, satin finish cabinetry and stone countertops. Spacious bathrooms have heated floors, floating vanities with marble counters, wall-mounted Toto toilets, and rain shower heads with separate hand showers. Renderings also show designer light fixtures and sliding glass doors leading to private terraces. Apartments have individual climate control and have washer/dryer hookups in each unit, too.
Theater House has plenty of features and amenities that begin with an elegant double height lobby staffed by a full-time doorman, a package room and bike storage. There is key-card entry to the building, which residents may also elect for their apartment in lieu of a hard key. There is a fitness center along with a magnificent resident lounge that features a terrace. The building is pet friendly and has a common laundry room.

The property recently received a $66 million loan from investment firm PCCP to recapitalize and lease up the new development, according to MHN. “The most challenging aspect was that the property is still finishing construction. We really understood what it took to get to completion and made sure we adequately structured [and] capitalized for that,” PCCP told the publication, which also mentioned March move-ins are expected.

The project is a collaboration between developers The Forkosh Group and architecture firm C3D. The developers acquired the site in 2012 for $15.5 million when it was previously home to a Yeshiva University lecture hall. Permits for the new building were approved at the end of 2013. The 210-foot building also has more than 6,000 square feet of ground floor commercial space and 7,000 square feet for a community facility.
