VECTOR launches leasing on condo-caliber, eco-conscious Brooklyn rentals from $1,750/month

While some developers look to the past for inspiration, and others churn out cookie-cutter schlock, one can always count on Rybak Development to offer a fresh take on high-quality urban living. On the heels of their successful condos ELEMENT in Williamsburg and QNS44 in Long Island City, the Brooklyn-based firm is revisiting Sheepshead Bay with a ground-up rental at 2631-2635 Ocean Avenue dubbed VECTOR. A lottery for 18 affordable units took place last winter, and leasing has launched on the market-rate studio through two-bedrooms.
Availabilities start at $1,750/month for studios, $2,200/month for one-beds, and $2,904/month for two beds. The prices are net effective to reflect up to three months free rent, but nevertheless come in above typical rents for Sheepshead Bay. However, architecturally adventurous rentals with condo-caliber finishes and amenities remain something of an anomaly in this part of Brooklyn.

VECTOR stands eight floors tall and was designed by the forward-thinkers of Zproekt and Durukan Design. Renderings show an exterior distinguished by a textured dark-colored skin; the finished product is significantly lighter in color, but still features angled windows and V-shaped structural struts, not unlike the ones found at the Rybak-developed VUE condominium nearby. The development team explains, "The concrete superstructure presents a dynamic geometric rhythm of projected windows, literally standing out from a rich, charcoal gray construction to embody Brooklyn’s culture of always striving forward."

All units feature generous layouts, modern aesthetics, wide plank flooring, Scavolini Italian kitchens with quartz stone countertops, and in-unit washer/dryers. VECTOR was designed to exceed EPA standards and earn an Energy Star designation; features like LED lighting, stainless steel Energy Star appliances, upgraded insulation, high-efficiency heating and cooling, tempered fresh air delivery, and a water protection system will help with that. Not only will residents enjoy lower utility bills, but the building will contribute to healthier living conditions at a time when this is on everyone's minds.

VECTOR residents enjoy such conveniences and comforts as virtual doorman service, a double-height designer lobby, a package and cold storage room, a fitness center, a lounge, and a roof terrace with wet bar, grills, lounge chairs, and couches. The building also offers a bike room and secured garage, but is located a short walk from the Avenue U or Neck Road subway stations serving the Q and B lines. It is also situated between the eclectic culinary offerings of Avenue U and Coney Island Avenue.
