While The Gretsch condo conversion set the tone for residential life in South Williamsburg, 424 Bedford Avenue showed that there was a market for rentals. One-bedrooms start at $3,125/month, and a two-bedroom apartment is listed for $4,415/month. All prices are net effective to reflect a concession of two months free rent on a 14-month lease. This puts them just above the Williamsburg median rent of $3,103/month for one-bedrooms and $3,800/month for two-bedrooms.

After 424 Bedford Avenue showed that there was interest in living in South Williamsburg, the neighborhood experienced a rental boom that shows no sign of slowing down. 82 South 6th Street launched leasing last year and is now fully occupied. The small handful of one-bedrooms available at Dunham Place start at $2,795/month. The multidimensional, ODA-designed towers of 420 Kent Avenue are expected to launch leasing this summer.
