Yet another rental has launched leasing in Williamsburg. 125 Borinquen Place, an attractive "angular and woody" building we checked in on last year, is now offering up 45 of its 125 no-fee rentals with prices starting at $2,567/month for a one-bedroom, $3,482/month for a two-bedroom, and $5,133/month for a three-bedroom. Net effective rent is advertised and prospective tenants can look forward to one month of free rent.

While the much-buzzed-about L train shutdown has left many in the neighborhood without great transportation options, 125 Borinquen is fortunately nearly equidistant (4 blocks away) from the J, M, and Z trains at Marcy Avenue and the G train at Metropolitan Avenue.
In addition to the market-rate apartments, a lottery has just been announced for 25 affordable units. Households earning $33,875-$62,850/year, or 60 percent of the area median income, are eligible to apply for apartments starting at $801/month through November 21, 2018. Listing photos leave something to be desired, but the apartments themselves comes with all the modern amenities we've come to expect these days: high ceilings, hardwood floors, balconies/terraces with views of Manhattan and Brooklyn, and kitchens equipped with a kitchen island and stainless steel appliances, including a dishwasher. Bathrooms feature double sinks and waterfall showers and bathtubs. Washer/dryer hookups are also available, although perhaps not necessary; the building comes has a laundry room on every floor.

Other stellar amenities include a courtyard, a lobby inspired by a "5-star hotel," a cinema room and a projector on the roof, a duplex fitness center located on the top floors, a children's playroom, game rooms, coworking and lounge areas throughout the building with free WiFi, a bike room, and a garage.
