Overview of 84 Mercer Street

84 Mercer Street, also known as 513-519 Broadway, is a distinguished Queen Anne-style building erected in 1884 and designed by notable architects Lamb & Rich, whose other NYC projects included Barnard College and Pratt Institute. The six-story structure features a striking red brick and terra-cotta façade with deeply-inset windows and a symmetrical peaked roofline. The building spans through the block from Broadway to Mercer Street and was converted to a residential cooperative in 1978.

The building contains 19 apartments, characterized by their exceptionally large floor plates, soaring 13-14 foot ceilings, and hardwood floors. A unique feature of the complex is that each address (519, 513, 515 Broadway and 84, 94 Mercer) has its own private entrance, foyer, staircase, and key-locked elevator. Some units span up to 9,000 square feet, with the building notably housing what was once considered New York City's largest available simplex apartment.

The co-op has housed several notable residents, including actor Hank Azaria, who purchased a 4,000-square-foot unit from renowned photographer Cindy Sherman in 2005. The pet-friendly building allows subletting and features an on-site superintendent. Located between Spring and Broome Streets in the SoHo Cast-Iron Historic District, the building stands on the former site of the St. Nicholas Hotel, a significant landmark of 19th-century New York.

Sales History

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
