Despite being surrounded by skyscrapers, Lexington Avenue south of the Grand Central business district has been able to maintain its old-school character of walk-ups and mid-rise apartment houses. While still overwhelmed by congestion, the avenue’s jagged streetwall and modest shops are a refreshing change from the blockbusters of Midtown. However, the avenue’s resistance to change may be coming to an end with a 31-floor midblock condo at 325 Lexington finished three years ago and a 14-floor rental at 229 Lexington having just topped out.
Yesterday, a building application was filed to build a 20-floor hotel at 347 Lexington, just south of East 40th Street. The project will replace a 3-story commercial building that was once home to breakfast hotspot Bagel Express and a waxing center upstairs. The tower will be fairly slender, having only 25,000 square feet of construction area and 3 to 4 hotel rooms per floor. Queens-based Tan Architect is listed as the architect of record and the lot’s long-time owner is Long Island-based Terrence Cheng under 347 Lexington LLC.
