
Owing to its location in the Tribeca East Historic District, the team behind 14 White Street required permission from the Landmarks Preservation Commission ("Landmarks") before they could proceed with the project. These hearings can get contentious, but that was not the case this time: Landmarks unanimously and enthusiastically approved a certificate of appropriateness, and one commissioner went so far as to predict that the building could achieve individual landmark status one day.
It will take some time to see if that comes to pass, though. The pandemic naturally slowed proceedings, and the project did not break ground until late 2022. However, a recent site visit saw that the building has topped out at seven stories high. The project is covered in scaffolding, but the oversized windows seen in renderings are already evident. Next to go up is a contemporary metal envelope said to establish a dialogue with the neighboring cast iron buildings.

The seven-story building has risen on a vacant triangular lot said to be a legacy of the southern extension of Sixth Avenue. The project is being developed by NAVA, which is is also designing the interiors. DXA Studio is the architect of this project that is being designed to meet Passive House standards. The windows will be high-performance, and the building's facade will feature a continuously insulated rain screen envelope beneath its metal-clad exterior.
Upon completion, seven condos will start on the second floor above grade- and cellar-level retail space. According to NAVA, they will range from 1,200-square-foot two-bedrooms to approximately 4,000-square-foot full-floor four-bedrooms. An early floor plan shows a full-floor upper-level unit with direct elevator access, separate living and sleeping wings, and a private terrace off the dining area and open kitchen. However, this is all that is known about the project to date. While an offering plan was filed in late May 2025, it did not list a sellout price or any further information.

Information is not available on residential amenities either, though the offering plan also lists seven storage units along with the seven residential units. However, the building's greatest perk may be its Tribeca address. It is located across the street from the Roxy Hotel, which houses Roxy Cinema and jazz club The Django on its lower levels.
The hotel offers multiple dining concepts, and future residents of 14 White Street are also set to enjoy easy access to Tribeca mainstays like the Michelin-starred restaurant One White Street, Frenchette, Bubby's, and The Odeon. It is located between the Canal Street A/C/E and N/Q/R/W subway stops, allowing for easy access almost anywhere in New York.

14 White Street's sales launch is a highly anticipated one, and there is no word on when that might be. While we wait, we look at other full-floor apartments in this highly in-demand neighborhood.
