Since getting picked up by Simon Dushinsky’s Rabsky Group in 2014, the fate of 103 North 13th Street has been toyed with; early reports called for a 7-story, 68-room industrial-inspired hotel designed by Karl Fischer Architects. Well, now it looks like the hotel plans have been ditched – say hello to Williamsburg's latest corporate spaces.

The renderings posted by Archimaera, formerly Albo Liberis, show a contemporary masonry and glass structure to stand a modest seven floors, 115 feet. As of early January, the concrete superstructure was five floors up. The latest permits indicate there will be ground-floor retail, a second floor devoted to light manufacturing uses and five floors of office space above. The design firm was also behind the William Vale Hotel across the street, which for the season hosts a rooftop ice skating rink.

The project expands upon an existing one-story commercial building. Aside from commercial space, there will be 142 parking spots, bike storage, and recreational terraces. An Agorafy listing shows the upcoming property can be leased for $93,750/month. Construction is likely to be completed late this year or in early 2021.
The project is situated in a semi-industrial section of North Williamsburg that is close to McCarren Park and the soon-to-be-expanded Bushwick Inlet Park. The G train's Nassau Avenue station is one block away. Vital Climbing Gym is scheduled to open nearby at 1 Nassau Avenue, while the massive new office building at 25 Kent Avenue one block away temporarily hosts Smorgasburg.
Even as development heats up in central Williamsburg, it's still peanuts compared to the scale of recently-completed and in-progress projects at the the neighborhood's East River waterfront.
