At a time of year when many New Yorkers are escaping on beach vacations, a penthouse in a forthcoming new development near Manhattan's first public beach is poised to shatter Downtown price records. This contract, along with other high-priced deals, was instrumental in Manhattan's aggregate dollar volume of contracts signed leaping nearly 80% week-over-week on the first full week of August 2025. The past week also saw a noticeable increase in the number of Manhattan contracts signed.

In April 2025, when construction on 140 Jane Street was still in extremely early stages, developer Aurora Capital announced that a duplex penthouse in the building was about to hit the market. It would have floor-to-ceiling windows, a wraparound terrace, and an asking price of $87.5 million. Most recently, at a time when the building is a few stories aboveground, Penthouse #8 entered contract for that asking price. If it closes for this price, it would shatter the Downtown apartment price record set by a $60 million apartment at 150 Charles Street, another condominium on the West Village waterfront, earlier this spring. Moreover, according to CityRealty data, the penthouse at 140 Jane Street would have Downtown's highest price per square foot outside of 150 Charles Street.
Olshan Realty notes that all parties to the deal signed a non-disclosure agreement, but it can be confirmed that in addition to the building's wellness amenities, the buyer will have access to a home gym with balcony access and a sauna. They will also enjoy a prime West Village waterfront address near Hudson River Park, Little Island, Gansevoort Peninsula (which includes Manhattan's first public "beach"), the Whitney Museum, and popular dining and nightlife in both the West Village and the Meatpacking District.
As stratospheric as the ask at 140 Jane Street was, it came to less than twice the amount of the week's second-highest contract. 10 East 67th Street entered contract with an asking price of $44.95 million; while down slightly from the $50 million ask when it was initially listed in early 2024, this was still good enough for the week's top townhouse contract. Neither buyer nor seller has been identified, but public records show that the seller paid $28.5 million for it in October 2008.

The top apartment contract outside a Downtown neighborhood was also the top co-op contract of the week. Residence #12B at the Rosario Candela-designed 765 Park Avenue entered contract with a $19.25 million ask, the week's third-highest overall. The listing notes that the apartment was recently renovated by an AD100 designer; however, it still boasts grand proportions, herringbone wood floors, wood-burning fireplaces, and other Old World design details.
The price includes both the high-floor apartment and a lower-floor staff room that the seller currently uses for wine storage. The apartment has been on and off the market since June 2011, when it was listed for $30 million. Public records do not indicate how much the seller paid for it or when they bought it.

Last week, two Brooklyn townhouses ranked among New York City's ten highest-priced contracts. Chief among them was 154 Hicks Street in Brooklyn Heights, which was asking $8.63 million in the week's sixth-highest contract overall. Information is not available on the current seller, but the New York Post reported that Oscar- and Emmy-nominated actor Adam Driver toured the house when it was still configured as rental apartments; it has since undergone a renovation and conversion to a single-family mansion. The tabloid also noted that it last sold for $6.25 million in November 2020.

Also of note, the Georgian Revival townhouse at 13 East 94th Street tied with an apartment at The Greenwich Lane for the week's fourth-highest contract with a $17.5 million ask. In February 2011, Curbed announced that an LLC linked to the Rockefeller family had offloaded the house for $12.5 million. Most recently, it was listed for $19.5 million in December 2024.
But for all the allure of historic townhouses, new development condos remain in demand. Brooklyn's Calvert House was the top new development performer in terms of number of contracts signed, with five deals taking place shortly after sales launched on this component of The Calvert Collection in Prospect Lefferts Gardens. In Manhattan, multiple contracts were signed at The Greenwich by Rafael Vinoly in the Financial District, La Maison Collette in Greenwich Village, Waldorf Astoria Residences New York in Midtown, and 155W68 on the Upper West Side.
