A new condo tower is gearing up for a sales launch at 842 Sixth Avenue, which will bring 94 condo units and ground-floor retail to the edge of Midtown South's Flower District, just below Herald Square. Designed by Isaac & Stern Architects and developed by Pro-H Development, the building has topped out at 27 stories high, having taken shape on a site between West 29th and 30th Streets once eyed for the world's tallest modular hotel.
Renderings and zoning drawings show that the tower will have a low-rise podium and set back at the seventh floor. In what is likely a nod to the dwindling Flower District, now mostly concentrated along West 28th Street between Sixth and Seventh Avenues, the street-facing and rear facades will provide open-air loggias with plantings, vertical vegetated walls at the base, and a planted canopy reminiscent of 345 Meatpacking further downtown. Faint Art Deco accents will also add a bit of distinction to the design.

The average unit size will be approximately 900 square feet, and there will be between three and five apartments per floor on levels three through 27, in addition to a duplex on the ground floor. According to the floor schedule, amenities are to include a pet spa, shared garden, business center, fitness center, lounge, event room, and rooftop terrace. While the 329-foot-high tower will be significantly hemmed in by taller neighbors, many apartments and the rooftop terrace will provide up-close and personal views of the Empire State Building.

842 Sixth Avenue has taken shape in a mixed-use area where its nearest neighbors are offices, hotels, and rental buildings, but one notable exception is located directly next door. The NOMA, a 55-unit condominium at 50 West 30th Street, was completed in 2017. Recent sales average $1,684 per square foot, and the one public availability is Residence #17B, a two-bedroom asking $2.35 million. Several blocks north on Sixth Avenue, Casoni is expected to launch sales later this year.

In 2017, developers Robert and Helen Chun filed plans to build a 25-story, 168-key AC Hotel NoMad on the site to be designed by Danny Forster & Architecture. It would have been the world's tallest modular hotel if it had been completed, but construction stalled at the foundation stage after the pandemic hit. The Real Deal notes that lender Avana Capital filed to foreclose on the site in December 2023, and public records show that Brooklyn-based developed Pro-H Development acquired the site for $30 million in September 2024. The completed foundation work allowed construction to pick up fairly quickly after that.

Since the late 1990s, the Sixth Avenue corridor has seen a steady transformation from a light manufacturing-commercial zone to a residential and hotel hub, following a rezoning championed by Mathew Adell of Adellco. The change has brought about 6 million square feet of new development and generated roughly $10 billion in real estate value, according to the firm. Notable recent rental towers in the area include Beatrice on the upper levels of the Eventi Hotel (just across the avenue), The Vanguard Chelsea, 800 Sixth Avenue, The Capitol, and 777 Sixth Avenue.

Looking ahead, the New York City Council approved the Midtown South Mixed-Use Plan to rezone 42 blocks in Midtown South, including those directly east and west of 842 Sixth Avenue, to allow over 9,500 new housing units (about 3,000 of which would be affordable) to take shape in the area. This will bring much-needed housing to the city, but some longtime New Yorkers may miss the weekend flea markets and the full bloom of the Flower District that thrived prior to the rezoning. Even with that said, the new projects on side streets have mostly risen on small lots, helping to maintain (and sometimes enhance) the mixed-use vibrancy on the NoMad-Flower District. (P.S. The Macy's Flower Show, located at the flagship store a few blocks north of 842 Sixth Avenue, begins on April 23.)
