In a normal year, April 15 is usually known as Tax Day, the last day to file your income taxes and pay taxes owed. Like last year, the Internal Revenue Service has pushed the date back to May 17 to give individual filers, tax preparers, and the IRS itself more time to sort through the many changes and Covid relief packages brought on by the pandemic.

With the state having recently raised taxes on New Yorkers earning more than a million dollars and an increase in federal taxes is promised to follow, well-heeled residents may want to offset the increases by seeking out one of the hundreds of for-sale apartments benefiting from some form of tax abatement.

The most coveted type of tax abatement that benefits New York City homebuyers is the 421a tax exemption program. Launched in 1971 to encourage development on underutilized or vacant properties, the program dramatically reduces property taxes for a set amount of time. Qualifying condo developers can benefit from exemptions lasting anywhere between 10 and 15 years, and the abatements are passed down to condo units within the buildings in the form of lower real estate taxes.

The incentive came to an end at the beginning of January 2016, but many developments that secured an exemption before the date have come online in recent years. Furthermore, there are several hundred resale units with years of low taxes for years to come.
